It’s tucked away on Calle Crosera, just a short stroll from the Arsenale vaporetto stop, which is super handy if you’re lugging bags from the train station (pro tip: take the No. 1 line and hop off at Arsenale; it’s way less chaotic than fighting through Piazza San Marco). The building itself is one of those classic Venetian palazzos – think weathered stone facades and those narrow calli that echo with the occasional gondolier’s call in the distance. Checking in was a breeze; the host met me at the door with a warm “benvenuto” and a quick rundown of the keys – no fancy lobby, just a straightforward climb up to the third floor (elevator’s there if you need it, but the stairs have that old-world creak that sort of adds to the charm). My first impression? It smells like fresh linen mixed with that faint salty lagoon air – refreshing after a day on the water taxis.
What really sets this place apart, though – and I mean, it’s why I’d go back in a heartbeat – is that massive terrazza overlooking the rooftops toward the Arsenale. We’re talking a proper rooftop terrace with potted plants, a couple of lounge chairs, and views that stretch out to the Biennale gardens if you squint just right. I spent evenings up there sipping cheap prosecco from the corner market on Via Garibaldi (grab some cicchetti from the osterias there; they’re way more authentic than the tourist traps near the Rialto). The attico itself is spacious for Venice standards – high ceilings, exposed beams that feel genuinely historic, and a kitchenette that’s actually functional (I whipped up pasta one night using stuff from the Coop supermarket a few blocks away). It’s rated 8.7 for good reason; the beds are comfy, the Wi-Fi holds up even during peak season when everyone’s streaming, and there’s air conditioning that hums quietly – crucial in July when the humidity hits like a wet blanket. That said, it’s not perfect; the bathroom’s a tad compact, and if you’re noise-sensitive, you might hear the early-morning bells from San Pietro di Castello church – but well, that’s Venice for you, right? Sort of romantic, actually, once you get used to it.
All in all, if you’re after that real Venetian vibe without the overpriced hype, this 4-star attico is a solid pick. It’s in Castello, which is quieter than Dorsoduro or Cannaregio come evening, especially off-season when the streets empty out after the day-trippers leave. I left feeling like I’d actually lived a slice of local life – grabbing coffee at the tiny bar on Campo Bandiera e Moro, wandering to the Arsenale for its naval history exhibits (free on certain days, by the way). Sure, parking’s a non-issue since cars don’t exist here, but navigating the bridges with luggage can be a workout. Still, for couples or small groups wanting a terrace escape with easy access to the less-touristy spots – like the hidden gardens along Rio di San Daniel or a quick boat to Murano – it’s worth every euro. I’d book it again, no question, especially in shoulder season when the crowds thin and the sunsets from that roof are pure magic.

The apartment was very cute (I felt we were in nonnas house) in a superb location away from the crowds but easy walking distance to all the sight seeing spots and water ferry terminal. The access was easy and out host very responsive and friendly. Air conditioning was welcome during the heatwave there. Wouldn't hesitate to return to this beautiful apartment full of character.

This was the best place to stay in Venice and experience the city like a local! The apartment is very authentic and atmospheric, located in an old building, but it is also very clean and tidy. Inside, it has everything you need and even more! There is so much space, it's very roomy! An incredible bookshelf and a collection of classical music, with the sound system spread across both ends of the apartment. But the best part is the magical balcony with a view of the rooftops of old houses. Also, the natural light here is amazing. On a clear day, you won’t want to leave the apartment – it’s so cozy!

We absolutely loved the authentic vibes and comfortable set up. The outside spaces and proximity to the streets and sites of Venice were great.
What could be improved: Most of his fantastic. The sitting living room area could’ve just used a little more comfortable of the set up so we could watch television on a cozy couch a little easier. Beautiful apartment with terrace in a quiet street a few minutes from the water and a variety of ferry stops providing transport into the city as well as the airport. Friendly host and well-equipped facilities. Bedding and linen provided. Really cool collection of classical and jazz CDs as well. Nespresso machine as well as a dishwasher was really handy. Next to a 24hr supermarket for late night supplies as well as a few nice restaurants and bars. Defo visiting again!

The location was excellent and easy to get around. Beds were the most comfortable we had in our month in Italy. The apartment was cozy and we felt like coming home when we returned each day. Lovely bohemian flat with great terrace/balcony. It was great to listen old CD’s and read books available in a flat. Location was good and plenty of nice restaurants nearby and Arsenale stop. Living among locals was nice. Communication was good and got all info we needed.
