The address is on Calle Lunga Accademia dei Nobili, this narrow little street that’s tucked away but not hard to find if you’ve got Google Maps handy (pro tip: watch for the house number 603/A, it’s easy to miss in the dim evening light). Honestly, arriving at Appartamento 3 camere da letto – Holiday House 1 felt like walking into a friend’s well-kept vacation pad rather than some sterile hotel room. It’s rated 8.4, which tracks with my stay – solid, comfortable, but not over-the-top luxurious. The building’s got that classic Venetian vibe, with exposed brick walls that smell faintly of old stone and sea salt, and big windows letting in the soft glow of the lagoon. I mean, well, there are a few stairs to climb since it’s an older place without an elevator, so pack light if you’re not up for lugging suitcases.
What really sold me was the space – three bedrooms, each with these cozy, queen-sized beds draped in crisp white linens that actually feel like they’ve been aired out properly, not that musty hotel staleness you sometimes get. The living area opens up nicely, with a kitchenette that’s stocked just enough for whipping up a quick pasta (grab supplies from the little market near Fondamenta San Giacomo, it’s a five-minute stroll and way cheaper than Dorsoduro spots). I loved sitting out on the small balcony in the mornings, sipping coffee while watching the boats chug by – the water’s right there, lapping gently, and it’s surprisingly quiet for Venice, especially off-season in fall when the tourists thin out. Noise-wise, it’s peaceful at night, though you might hear the occasional church bell from Il Redentore nearby, which is charming until it’s not (earplugs if you’re a light sleeper). Check-in was a breeze; the host met me with keys and a quick rundown – no front desk drama, just straightforward. Oh, and parking? Forget it, this is Venice – but the vaporetto from Piazzale Roma is reliable, about 15 minutes, and runs late. One minor gripe: the Wi-Fi can be spotty during peak hours, but hey, you’re in Italy; disconnect a bit.
All in all, if you’re traveling with a family or a small group – sort of like I was, with my partner and a couple of friends – this place is a gem for feeling like a local without the chaos of the centro storico. It’s got that 4-star polish in the details, like the modern bathroom fixtures and air conditioning that actually works in humid summers, but it’s authentic enough to remind you you’re in historic Giudecca, steps from spots like the old shipyards or a gelato at that tiny place on Fondamenta delle Zitelle. I’d go back in a heartbeat, especially for the value – you get way more room than those cramped San Polo hotels, and the views across to the Zattere promenade are killer at sunset. Just time it right; avoid high water season if you don’t want wet feet on the calles.

It is very spacious and silent and clean. They gave us 30 min more for the check out. Extremely reactive and clear with the comunication.

The location is seperate from the crowd nice ambiance as well. Water taxi doesnt cost much but its accessible with the regular water transportation. Near hilton skybar nice for dinner at the restaurant then have some drinks while having the view of venice at the skybar.

the flat is large, well equipped and in a perfect location on the Guidenca island, really just a minute from the vaporetto stop.
What could be improved: We stood in front of a closed door for 45 minutes, reportedly because of the cleaning lady (a ghost? We didn't see her leaving the appartmenet), although the key with code was already deposited. I don't understand why the door code and the flat number are not communicated in advance. We would have liked to leave our luggage. No reaction to calls, responses only via booking.com. This is really annoying if you are only in Venice for a short time and you want to spend the afternoon in Venice.

Quiet area, well serviced apartment, right next to vaporetto
What could be improved: Hosts messed us around a bit. Said we could leave our bags early, although by the time they got back to us it was check in time anyway. I'm the end we were unable to actually check in until 5pm due to the cleaner being late, had to prompt/ask them for the access code and they didn't reply for an hour or two. No info given prior to the day of arrival, so you need to have Internet/phone access on the day to get the info from them. The apartment is very spacious and comfortable. Have everything you need for your stay. We were in 3 adults ( well, my daughter is 17). Easy to reach from/to Palanca – vaporetto’s stop, like 3 min. walking. Supermarkets nearby, restaurant and cafes as well. A lovely view of the water – just few min. walking from the apartment. Bear in mind you’ll need to pay the city tax in cash – which is 4 € p.p. and it’s not included in the rental price.
What could be improved: The negative point is that you’ll need to use the vaporetto – water transport in Venezia – wherever you go in Venezia main spots. The flat is located in Giudecca one of the small “islands” in Venezia. The transport is very expensive; we spent 144 euros for 3 days. If you buy it in the Venezia Unica website there’s a little discount compared to the website from Venezia Public Transport. Another negative point: accidentally I’ve broken a mug, the cheap ones like IKEA stuff. Naturally I asked if I should pay for it and for my surprise the owner asked me 5 € for that. As we also own properties in Airbnb and we never charge for small incidents I believe this was a bit rough. Anyway different people different policies…
