I remember stumbling upon Ca’ Circus after a long vaporetto ride from the train station – you know, the kind where you’re dodging tourists on the No. 1 line along the Grand Canal, and by the time you hop off at San Tomà, your legs are already screaming from the walk ahead. It’s tucked right into Campo San Polo, that big, lively square in the San Polo district, not the super-touristy San Marco side but the one where locals actually hang out, grabbing cicchetti at little bars like All’Arco over by the Rialto Market. Honestly, arriving felt like stepping into a hidden pocket of Venice – no massive crowds, just the echo of kids playing football in the campo (yeah, they do that here, even with all the history) and the faint salty whiff from the nearby canals. The building itself is one of those classic Venetian palazzos, with weathered stone walls and those tall, arched windows that let in the afternoon light just right. Check-in was a breeze; the owner – this warm, chatty guy who speaks perfect English – greeted me with a map and some insider tips, like avoiding the overpriced gondolas and heading to the traghetto crossings instead for a cheap thrill across the water.
What really won me over were the rooms – there are only four, so it feels intimate, like staying in a friend’s fancy apartment rather than some impersonal hotel chain. Mine overlooked the campo, and waking up to the sound of church bells from Santa Maria Gloriosa dei Frari (it’s just a five-minute stroll away, past those narrow calli lined with mask shops) was magical, though I will say, in high season like summer, the square can get a bit noisy with evening aperitivos spilling out from spots like Birraria La Corte. The decor’s a mix of modern and old-school Venetian – think exposed wooden beams, plush beds with those crisp linens that smell faintly of lavender, and yeah, the fiber Wi-Fi is lightning-fast, which was a lifesaver for uploading photos or streaming a quick show after a day of wandering. Breakfast isn’t some huge buffet, but they serve it in this cozy communal area with fresh cornetti, cappuccino, and fruit – simple, but way better than the tourist traps around Rialto. Oh, and practical stuff: no elevator, so pack light if you’re on an upper floor (stairs are steep, like everywhere in Venice), and forget about parking – you’re in a car-free city, after all. I mean, that’s part of the charm, right? Well, sort of – until you’re hauling luggage over bridges.
All in all, if you’re after that authentic Venice vibe without the overwhelming bustle, Ca’ Circus is a gem. It’s rated an 8.8 for good reason – clean, comfortable, and perfectly positioned for exploring on foot, whether you’re hitting the Peggy Guggenheim Collection (a 15-minute walk across the Accademia Bridge) or just meandering to quieter spots like Campo Santa Margherita for a spritz at sunset. I’d go back in a heartbeat, especially in shoulder season like April or October when the crowds thin out and the air feels crisper. Just a heads-up: book ahead, as those four rooms fill up fast. You won’t regret it – it’s the kind of place that makes you feel like you’ve unlocked a secret side of the city.

Amazing modern home inside a historical residential building. All rooms are clean and spacious. The kitchen is equipped with hobs, full of cutlery so guest could buy foods to cook easily when living in there.

The killing blow for this place is its location : it is situated in a high traffic area that is virtually at a walking distance from anything you can possibly want to do or see – including restaurants and shopping area – and yet being slightly off center, it stays perfectly quiet at night. A true rarity in Venice where you are either in the middle of nowhere or can't sleep at night due to the noise. The small campiello + canal view is absolutely charming, the rooms are massive, and the place was obviously recently renovated. Even check-out was a breather. This is close to perfection.
What could be improved: Unfortunately, the apartment was maximized to fill has many large bedrooms as possible, and therefore it lacks a real central comfortable gathering place to make it a perfect 10. There is this central room with a massive table that is a little bit wonky and a side couch, but nothing really homy that makes you want to gather and chat with your family all night long. The décor being also very bland adds to this lack of homeliness. All in all, this is really a detail and far from being unbearable, especially as it is exactly as pictured, but for me this is sadly the one tiny thing I would change in order to make this place a 10 instead of a 9. Location is not as far a walk to the grand canal as we thought; off the main touristy area so felt like we were among the locals. Apartment is spacious. Good communication with host; getting the keys were easy.
What could be improved: There was no shampoo nor conditioner; we probably didn’t see that in the booking details :-(.
Apartment is in front of the end of a small canal that was smelly (probably because of standing water).
One of the 2 toilets had wisps of sewage gas smell; the owner responded quickly after we reported it to the host & housekeeping came & pour some cleaning solutions down; the smell went away then, but was still there when we came back in the afternoon; we think it has some connection to the canal smell outside, and didn’t bother to report it again.
