The building itself is this classic Venetian palazzo, all weathered stone and wrought-iron balconies, and when I checked in, the owner – this warm guy named Marco, I think – handed me the key with a quick chat about the best time to hit the nearby fish market (early mornings, before the tourists flood in). It was late afternoon, and the place smelled faintly of fresh linen and that briny canal air, you know, the kind that reminds you you’re really in Venice, not some theme park version.

What really sold me, though – and this is coming from someone who’s stayed in a dozen spots around the lagoon – is that canal view. My room overlooked the Rio di San Polo, and waking up to the soft lap of water against the walls, with gondoliers calling out in the distance, was just magical. It’s a 4-star place, but it punches way above with that 9.9 rating for a reason – the rooms are cozy, not huge, but thoughtfully done with exposed beams and these plush beds that make you forget the jet lag. I loved the little touches, like the complimentary prosecco on arrival and the bathroom stocked with those herbal soaps that smell like the Giardini della Biennale gardens (okay, maybe a stretch, but they were nice). Breakfast was served in this sunny courtyard – fresh cornetti, cappuccino strong enough to wake the dead, and views of neighbors hanging laundry across the alley, which added to that authentic vibe. Well, sort of – it can get a tad noisy in high season with boats puttering by, but earplugs sorted that out, and honestly, it’s quieter than anything near the Grand Canal. No elevator, mind you, so if you’ve got heavy luggage, pack light or ask for help; I managed the stairs fine, but it’s worth noting for anyone with mobility stuff.

All in all, if you’re after a slice of real Venice without the overpriced hype, this is it. It’s not the cheapest – rooms can run you a couple hundred euros in peak summer – but for the location and that intimate feel, it’s worth every cent. I left feeling like I’d actually lived there for a bit, not just passed through, and I’d go back in a heartbeat, especially in shoulder season when San Polo feels like your own private neighborhood. You know what? Book it if you can – just don’t tell too many people, or it’ll lose that hidden charm.

    Location, the interior design of the property, well functioning AC, nice bathrooms, and great view of the canal, bridge and gondolas.

    What could be improved: The welcome basket was very cheap. No free coffee(there was leftover coffee from the previous tenants), No free water, nor a welcome fruit or something. This was in contrast to the property we paid for in Rome or Assisi. A small token makes a difference. The trash needed to be thrown in the boat dock, which was not easy to find.

    clean, fresh, exactly as pictured. the location along a canal and the view were perfect. most of all the customer service from booking the property and all the queries we had which were answered promptly, until returning home to find I had left some belongings behind. cannot fault the company, the service, the staff, and the property. 10/10

    What could be improved: everything was perfect. I would maybe only change the fleece blankets which are used to line the bedding as they start to get a bit worn out but I think it’s for the warmness whilst the heating system is not in operation during the summer months.

    This modern apartment situated on the canal has all the amenities you need to make your stay in Venice memorable and is well suited to family life. There is a bedroom with a bath that closes off from the main living room, large dining room connected to the living room and a view out onto the canal, and very comfortable master suite. Kitchen is small yet efficient. We were met by a lovely host who directed us on which canal stop to get off and waited for us patiently, and also arranged a water taxi to the airport upon departure. Several guidebooks were in the apt to help plan our stay. Grocery store and several restaraunts are a short walk from the apt.

    What could be improved: The queue to get on the water shuttle was very crowded and it was difficult with luggage, recommend taking the private taxi, we had a mix up with departure to airport and waited for a water taxi that did not arrive.
