I remember stumbling upon Cà Manzoni Apartment with Terrace during one of those whirlwind trips to Venice last spring – you know, right when the tourists start flooding in but before it gets overwhelmingly packed. It’s tucked away on San Marco 2673, just off the beaten path from the main drag of Calle Larga XXII Marzo, which honestly makes all the difference if you’re trying to dodge the crowds heading to St. Mark’s Square. I mean, it’s only a quick 10-minute stroll to the basilica or the Doge’s Palace, but you’re far enough from the selfie-stick hordes that you can actually hear the canal water lapping against the stones in the evenings. Getting there was a bit of a adventure – I hopped off the vaporetto at San Marco Vallaresso and wandered through those narrow calli with my suitcase bumping along the uneven pavement. No cars in Venice, obviously, so forget about parking woes; it’s all about navigating on foot or by boat. Check-in was smooth, though – the host met me right at the door with a set of keys and a quick rundown in that charming mix of Italian and English, pointing out where to grab fresh bread from the little bakery on nearby Campo San Fantin. Well, sort of a hidden gem, that spot; locals swear by their focaccia, and it’s perfect for a quick breakfast before diving into the day.
What really sold me on this place – and it’s rated a solid 9.4 for good reason – is that it’s more like staying in a real Venetian home than some sterile hotel room. It’s a four-star apartment, sure, but with this gorgeous terrace that overlooks a quiet courtyard dotted with potted geraniums and the occasional pigeon cooing away. I spent evenings out there with a glass of prosecco, watching the sun dip behind the rooftops, the air thick with that salty canal scent mixed with distant church bells from Santa Maria del Giglio. Inside, it’s cozy without being cramped – think exposed wooden beams, a fully equipped kitchen (I whipped up pasta one night using market finds from Rialto, which is just a 15-minute walk across the bridge), and a bathroom with those classic marble sinks that feel authentically old-world. The bed was comfy, though the pillows were a tad firm for my taste – nothing a quick fluff couldn’t fix. Noise-wise, it’s surprisingly peaceful for San Marco; you might hear faint accordion music from a passing gondola in high season, but it dies down by 10 p.m., leaving you with that rare Venice quiet. Oh, and the Wi-Fi was spot-on, which mattered when I needed to check ferry times to Murano – no glitches, even during peak hours.
Honestly, if you’re the type who wants to feel like you’re living in Venice rather than just visiting, this is your spot. It’s not the cheapest, but for the terrace alone – especially in summer when you can sip coffee out there without the midday heat blasting you – it’s worth it. I’d go back in a heartbeat, maybe in off-season fall when the fog rolls in and everything feels a bit more mysterious. Perfect location. Very, very Close to everything, but sufficiently far from the crowds! Amazing view to Campo San Maurizio.
The apartment is adorable. Decoration of extreme taste, well maintained and very comfortable. The hostess is super attentive and careful. Simply flawless. Couldn't have found a better place.

We had a lovely holiday in Venice. It was partly to do with the great central location near Campo San Stefano with its numerous restaurants, cafes, and bars. It was also close to San Marco & easy to get to the Rialto area with its fabulous market. The apartment was very comfortable & well equipped. The bonus is that it has a terrace. The weather was fine so we had drinks there a few times. I would gladly recommend this apartment!

Wonderful spacious attic facing Campo San Maurizio, very conveniently located to visit Venice, a few steps away from La Fenice theatre. It's a well renovated accomodation, full of character and with plenty of windows. The kitchen is well equipped and the lovely terrace a fantastic viewing point to enjoy when the weather allows.
