The building itself is one of those classic Venetian palazzos, with weathered stone facades and wrought-iron balconies that make you feel like you’ve stepped into a Canaletto painting – well, minus the tourists. Check-in was a breeze; the owner, this warm guy named Marco (I think? Or was it Matteo?), greeted me with a genuine smile and a quick espresso while sorting the keys. No sterile lobby vibes here – it’s more like walking into a friend’s elegant townhouse, complete with creaky wooden floors that echo softly underfoot and the faint scent of aged books mixed with fresh lavender from the little courtyard garden out back. I mean, parking’s a non-issue since, duh, it’s Venice, but if you’re coming from the mainland, you can leave your car at the Tronchetto lot and it’s just a short walk or water bus ride away.

My room overlooked a narrow side canal, and mornings started with the gentle lap of water against the walls, plus the distant chime of bells from the nearby San Giacomo dell’Orio church, which is this underrated gem of a square locals flock to for aperitivi (try the cicchetti at Al Prosecco if you’re around). The bed was plush, with those high-thread-count sheets that make you linger, and the bathroom had one of those rain showers that rinse away the humidity after a humid summer day – though fair warning, the water pressure can be a tad finicky during peak season, like July when the city’s packed. Breakfast is served in a cozy salon with exposed beams, and it’s not your generic buffet; think fresh cornetti, local cheeses, and eggs made to order, with coffee that’s strong enough to power you through a full day of wandering. We loved the location, only feet from the Grand Canal and in a beautiful neighborhood. The history of the property is fascinating and the owners are delightful.
The space has everything you need for a comfortable stay. The fact that there is an elevator is so convenient.

This split-level level apartment could be accessed by stairs or lift. It was near the station and easy to find. It was clean, comfortable, and welcoming. The kitchen had everything you could need. We stayed as 2 couples. The beds were conveniently placed out of view. The bathroom is off the main bedroom, but this wasn't inconvenient. The terrace is bijou but not overlooked. The information left was very useful. We had a lovely time and would stay again. Thank you.

Clean, comfortable. Great location in quiet area 10 min walk from St. Lucia train station, 3 min from Riva vaporetto stop, <30 min walk to everything else. Host was helpful and responsive.

It was close to train station and next to a ferry station. Spacious and clean. The kitchen had everything we need. Overlooking a nice garden and a small rooftop balcony.
What could be improved: The apartment is not for someone who likes warm place. They control the temperature remotely and you cannot change it. In the nights it guess cold but heating stops working.
The sofa bed has a huge gap between head and rest of the part creating a sinking position for head. See the picture.

I can’t imagine a better place for exploring the wonder that is Venice! This is a beautiful, spacious, and comfortable apartment, tucked away on a quiet street. Everything is within walking distance and it’s particularly close to S. Lucia station for easy access. The host is very kind, responsive, and provided lots of great recommendations. We also loved the cats in the building! We will definitely return!

Location – Perfectly positioned for the Vaparetto. Local area is mostly Venetian with few tourists. Thats a blessing. Its a busy(ish) area ( but nothing compared to the tourist hotspots) and its an absolute joy to breakfast or relax on a lazy warm afternoon in the square as the local kids kick a ball around, run round with scooters, parents chat and chill on benches, church bells ring and life goes on around you. Its idylic ( probably a bit OTT but in a romantic moment thats how it felt ) and such an antidote to the crush of Rialto and St Marks.
Apartment – the photos don't do it justice. Its warm and inviting. Not traditionally Venitian in decoration ( to our eyes ) but thats one reason we decided against the many red and gold hotel rooms. Plus we've got the same Ikea furniture so it felt homely. We actually spent most of our time out but theres a lovely garden and small roof terrace. Its on the third floor, accessible by lift or stairs. For the two of us there was plenty of room and I think 4 would be fine. There's no TV or radio. Theres wifi
Laura is lovely and made us feel very welcome with a botle of (good DOCG) Prosecco, maps and information about all the local bars, restaurants, shops etc.. Thats more than we expected.
Venice
1/ Get a shared water taxi from the airport and ask to be dropped at St Marks. By water is the only way to be introduced to Venice, especially if its sunny or foggy, and you want to see the southern approach to the Grand Canal. You can then get a 1 to Riva de Biasio.
2/ get the multiday Vaporetto passes. We got a 7 day with one return trip on the bus to the airport. We more than got our monies worth and knowing we could always get home, no matter the time of day or night, gave us freedom and peace of mind.
3/ Embrace getting lost. I'd researched a long list of places to see. We got to one (Al Timon – the steak platter!) but we found so many great places accidentally. Usually while lost.
What could be improved: I can't say theres anything we actively disliked. We were there primarily for Venice. A nice apartment very close to train station and vaporetto stops. We were met at the property by Laura and her husband, shown all the facilities and given some recommendations for shops, restaurants etc. All the necessary facilities were provided and the apartment was clean and tidy. Despite the heatwave the aircon unit upstairs performed well although downstairs was a bit warmer but a fan was provided here. Kitchen facilities were good. There was a small terrace off the bedroom which was good for evening drinks The location was good with a nearby pretty, well used square with several restaurants and a supermarket. We would certainly stay here again.
What could be improved: Perhaps a handrail on the stairs would be useful for the less mobile.
