This three-star boutique property feels more like staying at a well-connected Venetian friend’s place than a typical hotel. The entrance is understated in that effortlessly elegant way that Venice does so well, tucked away from the tourist crowds but still incredibly accessible.
Location Perfection
I mean, when couples consistently rate the location a perfect 10, you know something special is happening here. The Castello neighborhood is actually my favorite part of Venice — it’s got this authentic residential feel where you’ll see locals doing their grocery shopping and kids playing in the campos. You’re literally a few minutes’ walk from St. Mark’s Square when you want the iconic stuff, but far enough away that you can escape back to real Venice when the crowds get overwhelming. The nearby Riva degli Schiavoni gives you those postcard lagoon views, and there’s this little bacaro around the corner that serves the best cicchetti I’ve had outside of Cannaregio.
The Accommodation Experience
What strikes you immediately about each room is how they’ve managed to blend Venetian character with actual comfort — not always an easy balance in a city where some places feel like museums you’re sleeping in. The spaces feel intimate without being cramped, and you can tell someone put real thought into the details. The windows open onto either the calle or inner courtyards, and there’s something magical about hearing the city wake up in the morning with the sound of footsteps on stone and distant boat engines.

Here’s what I love about staying in this area — you’re positioned perfectly for both the must-sees and the hidden gems. The Arsenale is practically on your doorstep (incredible during Biennale years), and the walk to the Giardini takes you through some of Venice’s most photogenic residential streets. For dinner, you’ve got everything from tourist-friendly spots near San Marco to those tiny family-run trattorias where the menu is whatever nonna decided to cook that day. The vaporetto stop at Arsenale connects you easily to Murano and Burano if you want to island-hop.

That 9.6 rating isn’t just about the location, though that certainly doesn’t hurt. Very well located, quiet, spacious, very clean, comfortable. Sandro was super helpful with arranging water taxis recommending restaurants.

Great location, central but quiet; great host and communication; beautiful newly renovated place in historic building overlooking a small canal
What could be improved: Staircase to the mezzanine/attic level where the bed is doesn't have a banister, so it would not be good for people with mobility issues or older people or going to the bathroom in the night…. also, the bed in the attic is under low beams, and it is very easy to hit your head if you are not careful! The apartment is just wonderful. For a few days it felt we were truly living in Venice. The location is perfect to explore all of Venice. The apartment itself is beautifully appointed and so peaceful to come back to after a day exploring the city. It's a very special place to stay in Venice.

The small canal and lovely bridge view, the first floor (no mold), very close to San Marco, spatiousness, new and modern, comfortable furniture, well equipped kitchen and bathroom, minimalistic design, good taste, lovely details (books, small objects etc), warm and pleasant.
What could be improved: Everything was great, only thing – maybe not recommended for tall people since the bedroom is in the attic (has low roof parts), the small carpet is a bit slippery (but that can be solved easily) and the mattress is quite hard – can bother if you prefer softer, it was okay for 4 nights.Heather from United Kingdom – 4 June 2023 (10/10)

We loved the location. Many amenities near by including restaurants, supermarket and shops. As soon as you enter this 14th century building with its broad stairs and wrought iron bannisters you know it was a good choice. The flat is modern and comfortable on the inside and it has a beautiful view of the canal! This flat make you feel you are living (even for a short period of time) the life of Venice. Furthermore we were greeted by Rudi at the Campo (not at the square) who not only explained what we needed to know about our flat but also facts about Venice! He made us feel welcome and walked us to where the local supermarket was. If we ever come to visit again I would love to stay at ca zianini again.
