Venice can feel overwhelming with all the crowds, especially in summer when the heat bounces off the water and everyone’s elbowing for a gondola photo, but this place? It’s in a quieter pocket of Cannaregio, the kind of neighborhood where locals actually live – think old-school bakeries on Strada Nova just a five-minute stroll away, or the historic Jewish Ghetto with its hidden synagogues if you wander north. I arrived a bit frazzled after the train from Mestre (pro tip: skip the car; there’s zero parking in Venice unless you count boat garages), but check-in was a breeze – the staff, all Venetian through and through, chatted about the best times to hit the Rialto Market without the tourist rush, like early morning before the stalls get picked over.
What really got me about Ca Zulian is how it blends that old-world Venice vibe with just enough modern comfort to make you forget you’re in a centuries-old building. My room overlooked the Grand Canal – well, sort of a side view, but close enough to hear the gentle lap of water against the pilings at night, which is oddly soothing after a day of dodging pigeons in Piazza San Marco. The decor’s got this elegant, lived-in feel: exposed wooden beams, plush bedding that smells faintly of lavender (they must use some local linen service), and bathrooms with those deep soaking tubs perfect for rinsing off the canal humidity. It’s a solid 4-star setup, nothing over-the-top flashy, but the breakfast spread – oh man, fresh cornetti, prosciutto, and that strong Italian coffee – sets you up right on the terrace. I mean, you’re not paying San Marco prices here, yet you’re steps from the action; vaporetto rides to Murano or Burano are easy from nearby, and if you’re into offbeat spots, the Madonna dell’Orto church with its Tintorettos is practically around the corner. One minor gripe? The Wi-Fi can be spotty in the thicker-walled rooms – blame the ancient architecture – but hey, who comes to Venice to scroll Instagram all day?
All in all, if you’re the type who wants an authentic slice of Venice without the chaos – maybe a couple on a romantic getaway or a solo traveler like me who appreciates the quieter rhythms – Ca Zulian is a gem. That 9.5 rating? Totally earned; it’s the kind of place that lingers in your memory, with the faint echo of church bells from across the canal and the way the light filters through those arched windows at dusk. I’d go back in a heartbeat, especially in shoulder season like October when the fog rolls in and everything feels a bit more magical. Just pack light – those calli (that’s Venetian for alleys) aren’t stroller-friendly, and neither are the hotel’s stairs if you’re on an upper floor.

it’s the most magical property we’ve been to! the interior, design, terrace , a true Venetian experience with the most sweetest host! very kind enough to prepare everything including the NY celebration! the view was MAGNIFICENT😍 we were able to enjoy the terrace and watch the fire worlds perfectly!

The house is the most beautiful place I’ve ever stayed. The view of the Grand Canal is magnificent. The communication with Caterina and Pietro was super efficient and reliable. Everything we wanted to do was within walking distance. The house was very clean and the decor was breathtaking. I cannot say enough great things about our stay at Caterina and Pietro’s home. It made our stay in Venice extra special and we truly appreciate everything they did for us. Caterina made sure we had a water taxi to and from the airport. She was quick to answer any questions we had about the area and she gave us great recommendations. I hope to get back to Venice again and I would not want to stay anywhere else. GRAZIE!

Caterina was extremely helpful! She had tons of recommendations for dinner. We love the gorgeous HUGE apartment and our own private terrace overlooking the Grand Canal. Loved the Nespresso machine and little fridge!

Probably the most romantic apartment in Venice! This was our first visit to Venice and we couldn't have asked for a better place to stay!
The apartment is saturated with the history and spirit of Venice. This is a great opportunity to feel like a real Venetian for a short time. Pass through spacious, bright rooms to a stunning private terrace overlooking the Grand Canal, where you can sip your morning coffee while watching the lively start of a Venetian day.
I would like to mention interior details. Every little detail is there for a reason and you can feel the level of care Catherina (wonderful host) puts into this home. Catherina is a very responsive and open person. You can find a small guide with a lot of useful information that she has prepared for her guests.
The apartment has a small fridge and everything you need for morning coffee. Nearby there are many small cafes where you can have a great breakfast.
I would definitely recommend this place if you are a couple on a romantic getaway! Or if you are good friends and would like to share the beauty of Venice!
The apartment is extremely clean and has a new fitted shower room. Despite it is located on the main "street" of Venice it is very quite and pecaful.
I would love to return to this place!

Beautiful views from floor to ceiling windows in the front room of the apartment with views over the grand canal. Nice, spacious balcony with flowers and furniture to relax with the beautiful backdrop. Perfect place to take your loved one and a special location to propose. You can spend hours just watching the boats on the grand canal. The hosts Caterina and Pietro were friendly, welcoming, and attentive. We want to go back 🙂
