It’s tucked away on Calle del Verrocchio in the Castello district – that’s the eastern side of the city, a bit off the beaten path from the San Marco chaos, which honestly makes all the difference if you’re after a real slice of Venetian life. I mean, you’re just a short wander from the Arsenale vaporetto stop, maybe 10 minutes on foot if you’re not lugging too much baggage (and trust me, those cobblestone streets can be a workout with a heavy suitcase). The building itself is this charming old palazzo, all faded ochre walls and wrought-iron balconies overlooking a narrow canal – not the Grand Canal, mind you, but one of those quieter ones where locals actually zip by on their boats, chatting in dialect. When I checked in, the host was waiting with keys and a quick rundown – no fuss, just a warm welcome and tips on the nearest bacaro for cicchetti, which I appreciated after a long train ride from Milan.

The canal view from the main window? Stunning, especially at dusk when the water turns golden and you hear the gentle lap against the stone walls, mixed with distant church bells from San Pietro di Castello nearby. I spent one evening just lounging on the velvet sofa, wine in hand, watching the world go by – gondolas slipping past, the occasional water taxi honking softly. It’s not without its quirks, though; there’s no elevator, so hauling bags up the stairs was a bit of a huff (fine for me, but maybe not if you’re traveling with kids or mobility issues), and during acqua alta season in fall, you’d want to check forecasts because the ground floor can get a tad damp. But honestly, those small things add to the authenticity – Venice isn’t all polished perfection, after all.

All in all, if you’re plotting a trip to Venice and want something that feels lived-in yet upscale, Casa Flavia is a gem.   This is a beautiful apartment in a perfect location (far from crowds, yet walking distance to everything).
  Stations for the vaporetto to and from the airport as well as Lido/Murano/Burano is within a few minutes walking distance. The same for the lines cruising through the city.
  You have the best view from the windows of the apartment. Just in a canal so you sit and watch the gondolas pass by. This was particularly exceptional for our little one who enjoyed the view as much as we did.

  Anything you need is a few minutes away (restaurants, super market, city centre, landmarks). We would definitely go back to this apartment. The hosts are very helpful and kind! They assisted with the stay from the moment of booking until we finished our visit to Venice. Gave an extra special touch to this amazing destination.

  The apartment was incredible! Such a magical location on the canal! The beds were very comfortable, and you are located directly on a canal, making boat watching perfect. The square it's located in had many lovely restaurants and bars.

  The apartment was absolutely amazing , true to all the photos but even better in real life . The windows open onto the canal and it’s so magical sitting looking out , especially the purple chair !
  The lounge is also great with a large window that opens .with designer furniture.
  Wi-Fi is good and the beds are very comfortable.
  The host met us at the property and she was very professional. She organised all the transfers for us .
  There were lots of bars and restaurants in a lovely square very close by .
  We would definitely stay here again as it made our stay in Venice very special.

  The apartment is simply stunning and the views of the canal are unbelievable. Venice is our absolute favourite place to visit and this apartment made it even more special. Great location, wonderful host. Can’t fault it even the slightest bit.

  The location is super- perfect balance of being near the action, but coming back to a more mellow pace locale. Those fabulous views, I could have sat in that purple chair all day looking at canal life
