The hotel’s tucked right there in Dorsoduro at number 724, not far from the Peggy Guggenheim Collection – honestly, it’s in that artsy, less touristy pocket of Venice where you can actually hear your own footsteps on the stone pavement instead of the constant buzz from San Marco. Pulling up to the door (well, more like shuffling with my suitcase over the uneven cobblestones), I was struck by how it feels more like a stylish friend’s townhouse than a hotel – narrow facade, wrought-iron details, and this subtle scent of aged wood and fresh espresso wafting out. Check-in was a breeze; the staff – a mix of locals who know every hidden gelateria in the sestiere – sorted me out in minutes, even though I arrived a bit early after a delayed train from Milan. No parking hassles here, obviously, since Venice is car-free, but they pointed me to a nearby traghetto spot if I needed to cross the Grand Canal quick.
What really won me over, though, was how the place balances that old-world Venetian charm with just enough modern perks to make you forget you’re in a city built on water. My room – one of the smaller ones on the upper floor – had these exposed beam ceilings and plush linens that smelled faintly of lavender (I mean, who doesn’t love that?), with a view over the rooftops toward Campo Santa Margherita, where you can hear the distant chatter from the evening aperitivo crowds if you crack the window. It’s not huge, sort of cozy in that European way where space is at a premium, but the bathroom was spotless with those rain showers that actually have decent pressure – a rarity in some older spots around here. Breakfast is served in this intimate courtyard area, nothing fancy, just fresh cornetti, local cheeses, and coffee strong enough to power you through a day of museum-hopping. I appreciated the quiet; Dorsoduro gets lively around sunset with students from the university nearby, but the hotel’s walls muffle it all – though fair warning, if you’re a light sleeper, the occasional church bell from San Trovaso might jolt you awake at dawn. The staff slipped me tips on avoiding the high-season crowds, like hitting the Guggenheim right at opening or strolling the Zattere for sunset views without the mobs.
Look, if you’re after that authentic slice of Venice without the overwhelming chaos, Charming House DD724 is a gem – rated a solid 9.1 for good reason, and it’s earned its four stars without trying too hard. It’s perfect for couples or solo travelers who want to feel immersed, maybe wander to the nearby Squero di San Trovaso to watch gondola repairs (a real insider spot). Everything was just wonderful. I had a room upgrade just for free and a special early morning breakfast, because I wanted to leave early. Extremely comfortable, great location for everything- vaparetto, sights, restaurants. The staff was the kindest, especially the lady, preparing the breakfast. DD724 is Venice’s top quality boutique hotel secret. 10 out of 5 stars. We are grateful to all of the DD724 staff for this wonderful experience. We will return in a heartbeat! DD724 has the most wonderfully inviting atmosphere. It was a perfect space to relax after long days of galleries and museums. The staff are equally as brilliant. Tania, Silvia, and all staff are lovely, helpful, friendly, and kind. It was amazing to be located so close to Peggy Guggenheim. Staff were professional, thoughtful, knowledgeable and welcoming. The room was apartment size, the interior design exquisite. The hotel’s contemporary interior transformations, the safe, quiet, non-tourist location, and lovely breakfast, all made for the delicious alchemy of our escape to Venice. There was great water pressure, perfect sized bathroom and bedroom. Ideal lighting and ambiance in each room with two additional spaces to work from upstairs. DD724 was a place for us to cherish and reflect on the exquisite culture of beautiful Venice. An unforgettable experience.

Good location. Near Vaporetto stops and good restaurants. Reasonably quiet area compared to nearer St Marks Square etc.

This is one of my favorite hotel experiences of all time. I was a little bit nervous about traveling alone for my first visit to Venice, but Charming House felt very safe and welcoming. It is a luxurious, modern hotel with very friendly and attentive staff. The rooms are gorgeous and bed was very comfortable! The breakfast was the best I had in my whole 2 week trip in Italy. I loved this hotel so much that I cancelled the next reservation and extended my stay at Charming House! The location is perfect- It is tucked away in Dorsoduro. It’s an easy walk over the Accademia bridge to get to San Marco, but you are away from the main tourist area that is so crowded and loud. The Peggy Guggenheim foundation is next door and well worth the visit! Thank you to everyone at Charming House for making it a great visit. I really didn’t want to leave!!!
