No more than a 10-minute walk, dodging the occasional delivery cart and the smell of fresh espresso wafting from that tiny café on Strada Nova – you know, the one locals hit before work. The building itself is one of those classic Venetian spots, with weathered stone facades and those heavy wooden doors that creak just enough to make you feel like you’re stepping into history. Check-in was a breeze; the host met me right there with keys and a quick rundown – no formal desk, just a friendly chat on the doorstep, which I appreciated after a long trip. Inside, it’s surprisingly spacious for Venice standards – three actual bedrooms, not some cramped setup, with air conditioning that hums softly and actually works (crucial in July when the humidity hits like a wet towel). The kitchen’s fully kitted out with a stove, fridge, even a washing machine – I mean, who expects to do laundry on vacation? But after a day of gelato spills, it’s a lifesaver.

What really sold me, though, was how it feels like crashing at a friend’s place rather than a sterile hotel room. The living area has these comfy sofas that sink just right, and big windows overlooking the calle where you can hear the distant lap of canal water and the occasional gondolier shouting – not the touristy ones, mind you, but the real deal ferrying locals around. It’s in Cannaregio, which is quieter than the San Marco madness; you’re steps from the Jewish Ghetto with its hidden synagogues and that killer falafel spot on Campo del Ghetto Nuovo – perfect for a low-key evening stroll. Honestly, the place is great for families or a group of friends; we cooked pasta one night using ingredients from the Rialto Market, just a vaporetto ride away from Fondamente Nove nearby. A minor gripe? No elevator, so those stairs can be a workout with luggage – well, it’s Venice, what do you expect? And while it’s air-conditioned, the old walls sometimes trap that faint musty scent after rain, but nothing a cracked window can’t fix. Noise-wise, it’s peaceful at night, especially off-season in fall when the crowds thin out, though summer mornings might bring the buzz of boats on the lagoon.

All in all, if you’re after that authentic Venice life without the overpriced piazza views – and let’s be real, who needs them when you can wander to the Cannaregio canals for free? – this spot’s a solid 8.6 in my book, matching its rating. It’s not glamorous, but it’s homey and functional, the kind of place that lets you linger longer without breaking the bank. I’d go back in a heartbeat, especially for a longer stay to really soak in the neighborhood rhythms.

  Location is about 6-8 minutes' walk from St Lucia station, no need to accross any bridge so quite convenient for anyone with luggage. Also 1-2 minutes' walk from a water bus station. There is a restaurant named Bar al Parlamento at the entrance of the alley of the property, which is very good, we had two meals there.
  The property itself is clean, cosy and spacious.
  The owner is friendly and helpful. He helped us with a gondola trip and arranged a water taxi to bring us to the airport at the end of our visit. Btw, the water taxi parked at the opening of the alley, just 50 meters from the property door, saving us much effort.

  The appartment was perfectly located, just a short walk from the train station. It had everything we needed for a comfortable stay, and the check in and out went really smoothly.   We had a great stay with our family of 5. Our host was very helpful with questions and provided a lot of great local information. The place was spacious, clean, and comfortable. The kitchen was big along with the bedroom space. The location was close to the train station which makes this place ideal.

  Great location, close to the train station and slightly away from the tourist hussle. Fabulous communication from the host also. The apartment has a homely feel and we felt like locals after our short stay!
  
  What could be improved: As with most places in Venice, there are steep steps. We were well prepared, and hubby did our heavy lifting. I think these things add to the experience of travelling to old cities. As a family of 4, we did not use the smaller third bedroom that others have commented on.

  So. Good things first!
  
  This house is well equipped. The beds were comfy. And it was beautifully clean. There's always plenty of hot water too, and a powerful shower, although the bath is slightly tricky to climb in and out of when slippery.
  
  The owner communicated brilliantly and was on hand to answer questions. All directions given in advance were perfect, and the photos helped greatly.
  
  We loved the neighbourhood. Slightly away from main St Marks area, but still busy and buzzy. Great atmosphere at night, with many great bars and restaurants within walking distance. It's also an easy walk from the main train station. The airport Alilaguna drops off nearby, and there's a Vaporetto stop at the end of the alleyway.
  
  What could be improved: However…. the one thing that we absolutely hated, and this was a definite show stopper for us, was the 3rd 'bedroom'.
  
  The advert clearly says "3 separate bedrooms". But, the 3rd bedroom is just a tiny space, off the main bedroom. There is not even a door! Just a curtain. So zero privacy. It's also got a very sloping roof, so impossible to stand up properly.
  
  This was honestly something that we think should be mentioned in the main advert. It's certainly not easily visible from the photos, if you don't know.
