I mean, Venice is all about those winding calli, and this one’s no exception; I got there on foot from the Rialto vaporetto, lugging my suitcase over a couple of bridges, but honestly, it was easier than I thought – no cars to worry about, obviously, and the walk took maybe 10 minutes if you don’t get turned around like I did the first time. Check-in was a breeze; the staff – a mix of locals who speak perfect English with that charming Italian lilt – handed me a glass of prosecco right away, which sort of set the tone. It’s not a massive hotel, more like a boutique setup in an old palazzo, and you can hear the faint echo of church bells from nearby San Fantin in the mornings, which I found oddly soothing, even if it wakes you up earlier than planned.

Plenty of bedrooms and bathrooms. Very clean and good facilities. Good location near tourist attractions. Excellent value for money. Our hostess Milly was extremely helpful and pleasant to deal with.

What could be improved: Extreme problem with receiving an invoice for the stay. We were informed that we would receive it on the day of departure, but almost three months have passed and we still have not received the invoice. I do not recommend it if someone is traveling on business.

The house is a beautiful traditional Venetian home with plenty of space for the 8 of us and plenty of individual space for the children. Close to main attractions, supermarket, sites & public transport. The owners left a complimentary bottle of wine and it's a lovely gesture. Would highly recommend.
What could be improved: Host was not able to meet us on departure to do inspection for bond refund so accommodated the night before. But then asked if someone could come in to train a cleaner while we were there and was declined as inappropriate. Very spacious and comfortable apartment in the heart of Venice.
Nice palace decor. Clean, warm and in a great location. I really don't know why the ratings for this place are so low, I admit that I was a bit reluctant because of the other ratings before booking, but fortunately, the desire to see this unique place won. This place has my recommendation.
What could be improved: No wifi connection – especially since there is a poor reception inside.

Location was good and Milly, the property manager, was very helpful.
What could be improved: We had no hot water for 1 of our 2 nights. It was VERY hot and we did a 6 hour walking tour of Venice. When we got back to the house, there was no hot water. Milly tried to help me trouble shoot but it needed a plumber. She contacted her boss who supposedly contacted the owner about a partial refund to make it fair for all. I never heard from anyone other than Milly again. The property was spacious and could accommodate 6 adults perfectly with 4 bedrooms and 4 bathrooms.
What could be improved: The property advertised air conditioning but in fact there was only air conditioning in the bedrooms not in any of the common rooms. With only one fan provided this meant that you couldn't really use any of the circulation spaces, lounges – when in the property due to the heat everyone really had to retire to their room. There was nobody there to open the apartment. We emailed and called and called the owner but nobody answered. Do not book this place. The customer service is very bad. Almost slept at the street at night if we didnt find another apartment to sleep that night.
