I remember stumbling upon LN HOMES VENICE – Biennale Garden almost by accident last spring, right when the city was shaking off winter and the Biennale crowds hadn’t fully descended yet. It’s tucked away at 1286 Calle San Domenico on the primo piano – that’s the first floor, mind you, so if you’re hauling luggage, brace for a few stairs, no elevator in sight, which is pretty standard for these old Venetian buildings. Honestly, arriving via vaporetto from Santa Lucia station was a breeze; hop off at Arsenale, wander down Via Garibaldi – you know, that wide street with the local markets where Nonnas haggle over fresh artichokes – and it’s just a quick five-minute stroll into the quieter Castello sestiere. The place feels like a hidden gem in a residential pocket, away from the San Marco madness, but close enough that you can hear the distant hum of boat engines on the lagoon in the mornings. My first thought stepping inside? It smells like fresh linen and a hint of that salty Adriatic air – not the musty vibe you sometimes get in older spots.

What really won me over, though, was how it blends that homey apartment feel with some thoughtful touches that make you forget you’re not a local. The rooms – well, suites, really – are spacious for Venice standards, with these big windows overlooking a little private garden that’s a nod to the nearby Biennale Giardini (just a stone’s throw away, actually, perfect for art lovers during the festival season). I stayed in one with a kitchenette, and let me tell you, whipping up espresso from the provided machine while watching the light filter through those leafy vines was a highlight – beats the overpriced cafes on the Riva degli Schiavoni any day. Check-in was smooth, sort of self-service with a code, but the host popped by later with tips on the best cicchetti spots, like that tiny bacaro on Campo San Lorenzo where the spritz is dirt cheap and the locals chat about everything but tourists. It’s not flawless – the Wi-Fi can be spotty during peak hours, I mean, with all the stone walls – but noise-wise, it’s blissfully quiet at night, no rowdy groups stumbling home from the bars. And if you’re into exploring, you’re steps from the Arsenale’s naval history exhibits or a short walk to the less-crowded eastern edges of the city, where you can snag a gondola without the markup.

All in all, if you’re after a spot that feels authentic without skimping on comfort – rated a solid 9.1 for good reason – this is it. I’d go back in a heartbeat, especially off-season when Castello’s charm really shines through, you know? Just pack light and embrace the walk; Venice rewards that anyway.

  SUPERB apartment. Very stylish and full of charm. You feel like you are living as a Venetian. Spotlessly clean. Lovely location – away from all the craziness of San Marco area – lots of good cafes and restaurants. DELIGHTFUL.

  The property is in a great part of Venice where there are local restaurants and bars. It is close to a vaparetto stop making it easy to access.
  
  The flat is on the first floor of a traditional building. It is nicely decorated and has a well appointed kitchen. The bedrooms were comfortable. And, throughout, it was warm – a bonus as it was freezing outside.

  Nico was there to meet us and very helpful in settling us in about the flat and things going on. He was always available for advice when needed. The flat was in a brilliant location for the biennale and was very comfortable
  
  What could be improved: As we were visiting in November heating was very important and it took a while for the flat to warm up at the start – would have preferred the radiators to work rather than the air con/ heater system . The toilet needs a few more hooks perhaps on the back of the door as not enough for both towels and clothes etc

  Great location, very comfortable and spacious. Lovely view to the gardens and very clean.
  
  What could be improved: The shower was a little tricky. Water was very hot and it was hard to adjust. A welcome pack would have been appreciated.

  Nice and Cosy and good location. Restaurants and supermarket nearby. Easy to take a direct vaporetto from the station to Biennale Garden. A very polite and helpful host.

  Quiet place close to public garden however 15min by walk from the main center. 3 min by walking distance from water public transport. The apartment was spacious, beds confortable, kitchen fully equipped. The host is great, answered our questions within same day, provided recommendations. We were offered the earlier check-in. Small details (e.g. possibility to use umbrellas) were making our stay really more confortable.
