I remember stepping off the vaporetto at Ca’ Rezzonico – you know, that stop that’s just a quick hop from the Grand Canal but feels worlds away from the San Marco chaos – and wandering down those narrow calli toward Dorsoduro 2994. Margherita House Venice sort of sneaks up on you; it’s tucked into this residential pocket of Dorsoduro, right near Campo Santa Margherita, which is honestly one of my favorite spots in the city. The square buzzes with locals grabbing spritzes at hole-in-the-wall bars like Il Doge or that little gelateria where the pistachio is to die for – but it’s not overwhelming, especially if you visit in shoulder season like late September when the tourists thin out and you can actually hear the church bells without the selfie-stick symphony. The building itself has that classic Venetian vibe, with weathered stone and those tall, skinny windows that let in the afternoon light reflecting off the canal. Check-in was a breeze; the owner – this warm Italian guy who speaks perfect English – handed over the keys with a quick chat about avoiding the high-water alerts in winter, which, I mean, saved me from soggy shoes once.
Inside, it’s got this cozy, lived-in feel that punches above its 3-star rating – we’re talking 8.8 for a reason, right? The rooms aren’t massive, but mine had a view over a quiet rio where you could watch gondolas slip by in the morning, and the bed was surprisingly comfy, with those crisp white linens that smell faintly of lavender (or maybe that’s just the nearby bakery wafting in – either way, it works). No elevator, though, so pack light if you’re on an upper floor; I lugged my suitcase up two flights and felt like I’d earned my pasta dinner. Breakfast is simple – fresh croissants, cappuccino, some fruit – served in this tiny courtyard that’s shaded by vines in summer, keeping things cool even when Venice hits that humid peak in July. Oh, and the Wi-Fi is solid, which matters if you’re like me and need to map out your route to the Peggy Guggenheim Collection, just a 10-minute stroll away through those artsy streets lined with galleries. It’s not perfect – the bathroom was a tad compact, and you might hear faint echoes from the campo’s evening chatter if your window’s open – but honestly, that just adds to the authentic charm, you know? No sterile hotel vibes here; it feels like staying at a friend’s place who knows all the back-alley shortcuts to avoid the crowds.
What really makes Margherita House stand out, though, is how it lets you dip into real Venetian life without the price tag of those fancy San Polo spots. If you’re traveling solo or as a couple looking to escape the tour groups, this is your spot – well, maybe not in peak August when everything’s packed, but off-season? Pure magic. I wandered to the Zattere promenade for sunset views over the Giudecca Canal, grabbed cheap cicchetti at a nearby osteria, and felt like I’d unlocked a secret side of Venice. Sure, it’s not luxurious, but for the value and that genuine neighborhood feel, I’d book it again in a heartbeat. Just remember to tip the vaporetto driver if you’re arriving late – they appreciate it, and it’ll start your trip on the right foot.

The apartment is in the perfect location, not far from the train station and away from the main tourist throng. Well equipped and comfortable with good restaurants and a supermarket close by. Etienne looked after us well to make sure our stay was comfortable.

The property was just a 15 minute walk from the train station. Etienne met us & showed us through the property, he was very friendly & helpful. The shower & bathroom worked & the bed was comfortable.
What could be improved: The apartment is on the first floor above a square & restaurant, so there is a lot of street noise from early in the morning until late at night. The air conditioning was not working & the windows provided both ventilation & noise when open.
