    What did we like, everything. We were met by Singh at San Angelo water taxi stop, escorted to the apartment and Wow. What an amazing experience. The photos don’t do it justice. The largest apartment has the balcony and the view is beyond beautiful . Staff all helpful and friendly. Location is easy by water taxi. An easy walk to all sights and to the academia bridge to cross over into Dosoduro for Dinner. There is a small local food shop a few steps away or a Despar shop with everything you need less than 5 minutes walk, this property has made an amazing trip to Venice unforgettable. Thank you.

    Great location for sightseeing, close to both the S Samuele and S Angelo vaporetto stops and a 15 minute walk to most important attractions (Sant Mark Square, Basilica, Doge, Penny Guggenheim Foundation, Rialto). Comfortable beds, a bath to soothe tired muscles after walking many kilometres each day. We chose this accommodation for its central location, because it looks directly out on the Grand Canal and because it is an historic palace. It is tucked away from the crowds too. All basics were supplied- dishwashing tablets, shower gel and soap, coffee capsules, towels etc. The heating was excellent, the beds were very comfortable and the water for a bath and shower at the end of each day was warm and plentiful. We were also attracted by the convenience of water taxi arrival to the property's dock but it wasn't to be the day we arrived due to rain and high water (the taxi dropped us at S. Samuele and the host met us.) The communication was good (use google translate and go for Italian). Our host was able to let us leave our luggage before check-in and after check-out but we had to wait to see if the availability allowed this. Our host also helped us with a map and answering any questions we had promptly by WhatsApp.

    What could be improved: There was nothing we didn't like, but it's important to note that, due to its unique location on the Grand Canal, the noise of water traffic may be challenging for light sleepers. This is a self-service apartment so that's important for you to note before booking. It's not a hotel! The palace is, like much of Venice, a kind of elegant ruin… in that parts of it are run down. The apartment itself was nicely renovated, clean and just right but the entrance etc are in progress… this added to the charm for us but if you are looking for a perfect hotel type experience, this isn't it. We loved the authentic, on the grand canal, private, romance of being in a true Venetian palace with history! No reception meant a private experience.

    Convenient to the city center. Waterfront view of the grand canal is beautiful. Be aware you may hear boats going by with music but this seemed to stop at night. Was not a problem.

    What could be improved: Difficult to reach due to a very small dock. Although pricey I would highly recommend getting a private water taxi and show them the location on the map provided by the property using Google Maps.

    The host met us at the water bus location. This is especially helpful since we arrived in the evening and didn't know where we were going.

    We had a problem with noise and room temperature. I reached out to the host and they immediately upgraded us to a two bedroom suite which was amazing!

    What could be improved: We had an issue with the room being too cold and not being able to control the temperature. Additionally, there was construction going on and it was super noisy. The host more than compensated us for this with a lovely upgrade.

    The view and room size

    What could be improved: There was no reception as stated. Full payment was taken right on arrival. Sheets were not changed. The lobby area is under renovation and no reception exists nor do staff other than the young man that waited infront of place. The discretion was that you would be treated like venetian royalty, hard to believe when the place seemed like it was abandoned once you entered the lobby.
