I remember stumbling upon the PATRIZIO panoramic view kind of by accident – well, not really, I’d booked it after hearing from a friend who swore by staying in Dorsoduro instead of the tourist crush around San Marco. It’s tucked away on Calle dei Preti, this narrow little alley in the San Basilio part of Dorsoduro, right at 1494, and honestly, getting there from the vaporetto stop at San Basilio was a breeze, just a quick five-minute walk along those winding paths that smell faintly of salt water and fresh bread from the nearby fornaio (that’s a bakery, if you’re not up on your Italian). Venice in general can be a maze, but this spot feels like a hidden gem – no cars buzzing around, obviously, since it’s Venice, but the quiet is a godsend after a day dodging crowds. Check-in was straightforward; the owner, this chatty guy named Marco (I think?), handed over the keys with a smile and a tip about the best time to hit the nearby market – early mornings before the cruise ships unload.
What really sold me on the place was the view – I mean, it’s called “panoramic” for a reason. My room overlooked the Giudecca Canal, and waking up to that soft morning light bouncing off the water, with the distant hum of vaporettos starting their routes, was just magical. It’s a solid 3-star spot, nothing flashy, but the rooms are cozy in that old-Venetian way: high ceilings with exposed beams, a bit creaky underfoot, and beds that are firm but comfortable enough after traipsing around all day. There’s no elevator – fair warning if you’re hauling heavy bags – and the Wi-Fi can be spotty in the evenings when everyone’s streaming, but hey, you’re in Venice, put the phone down. Breakfast was simple – croissants, coffee that packs a punch, and those little yogurts – served on a tiny terrace where you can people-watch the locals heading to work. I appreciated the air conditioning, especially in July when the humidity hits hard, and the bathroom had that clean, marble-tiled feel without being over-the-top. One minor gripe? The walls are thin, so you might hear your neighbors’ conversations if they’re night owls, but it added to the authentic vibe, you know?
All in all, with that 8.9 rating, it’s no surprise this place feels like a smart pick for anyone wanting Venice without the frenzy. You’re steps from the Accademia Bridge for easy hops to other sestieri, and spots like the Peggy Guggenheim Collection are a leisurely 10-minute stroll away – perfect for art lovers. If you’re traveling on a budget but crave some romance (couples, take note), or just need a peaceful base to explore quieter corners like the Zattere promenade for gelato at sunset, PATRIZIO delivers. Fabulous location, Supermarket on doorstep, San Basilio public taxi stop 50 meters from entrance and plenty of lovely waterside restaurants to choose from. Despite being in such an ideal location, the rear outside terrace was a wonderful quiet place to enjoy the sun and have breakfast. Aircon in ever room, although we only used it once for 20 mins, was super efficient. The place can easily sleep 6 with the three bathrooms. It made our Venice trip one to stand out for msny years.

Beautiful apartment with great views
What could be improved: Strict instructions to leave no food waste or rubbish. Had to take it to garbage boat station and felt this was not appropriate for the price. Happy to take but this was an issue on the last day as you could not leave glass according to schedule. What could be improved: It was our 4th stay and we still love the view to the Giudecca canal and the busy life from early morning till midnight. Unfortunately, we had to struggle with several problems that we wouldn’t have expected in a well-kept apartment. In both bathrooms the toilet lids were moving scarily (may be since our last stay in 2021?), the shower hose was broken and the door between the main bedroom and living room could not be closed. During a heavy rain in the evening on Friday 16.9., a lot of water came in and flooded the living room, bath- and bedroom on the north front. We spent a lot of time with drying everything. On Wednesday, 21.9., there was no warm water, but somebody came later to repair it. Next day the same story, but until our departure on Friday, nobody was sent. May be, three days of cold showers should give us a preview to the upcoming energy problems.
In September 2020 the new owner of the apartment called me, to inform about the renovation and new equipment. I hoped, there would also be a housekeeper, who has an eye on everything, not only on the representative parts but also on the things, that suffer by daily use.

Die Unterkunft ist mit allem ausgestattet, was man für einen gelungenen Venedigaufenthalt braucht. Sie liegt direkt über einem Supermarkt. Sie hat zwei Schlafzimmer. Das kleinere liegt ruhig mit Blick über Dächer. Hier sollten die Langschläfer übernachten. Man wird von Möwen und Kirchengeläut geweckt. Das größere Schlafzimmer liegt mit grandiosem Blick auf Guidecca und die Mulino Stucky. Hier wird jeden Morgen der Supermarkt über das Wasser beliefert. Ab 6 Uhr ist auf dem Kanal daher Betrieb. Beide Schlafzimmer haben unmittelbar nebenan je ein Bad. Die Vaporettohaltestelle San Basilio kann man ebenfalls hören. Restaurants und Bars befinden sich in lauf- aber nicht in Hörweite. Die kleine Terasse nach hinten ist idyllisch – allerdings gibt es wie überall in Venedig Tauben. Das große Wohnzimmer mit Blick zu beiden Seiten ist ein toller Ort zum Ausruhen – genau wie die große Küche mit Esstisch für 6 Personen.

Es gab kein inkl. Frühstück, wir waren selbstversorger. Aber im Haus war ein Supermarkt (der jeden Tag offen hatte), und in der Umgebung genügend Cafés, Restaurants, … wo wir gefrühstückt haben.
Die Lage war genial, vor allem ein vaporetto direkt vor der Tür. Es war im Studenten-/Künstlerviertel, Nahe zum Canale Grande. Mit den vaporetto waren wir nach ein paar Haltestellen am Markusplatz.
Der Blick auf die Lagune, und das morgige erwachen mit Blick auf's Wasser war jedesmal ein Traum.
Das Sitzen auf der kleinen Terrasse, und da Läuten der Kirchenglocken (2x Kirchen) passte fast ins Cliché 🙂 …
