The address is tucked away at 2089 Calle di Cà Matta, right in the heart of Dorsoduro – not the flashy part near the Accademia, but close enough that you can stroll over to the Peggy Guggenheim Collection in under 10 minutes without breaking a sweat. Honestly, arriving felt like stepping into an old friend’s apartment; no grand lobby or doorman fuss, just a discreet wooden door that creaks open to reveal this cozy, restored palazzo vibe. Check-in was a breeze – the owner, this warm Italian guy named Marco (I think? Well, something like that), handed over the keys with a quick chat about the best cicchetti spots nearby, like that hidden bar on Campo Santa Margherita where they do the spritz just right. And parking? Forget it, this is Venice – but if you’re coming by water taxi, it’s a short walk from the Grand Canal, and they even helped with my bags up those narrow stairs.

What really hooked me was how the place blends that classic Venetian charm with little modern perks that make you feel at home, not like you’re in some sterile hotel chain. My room – one of the suites overlooking a tiny courtyard – had these exposed wooden beams and terracotta floors that sort of whisper history, you know? The bed was massive and comfy, with linens that smelled faintly of lavender (freshly laundered, I assume), and the bathroom had a rain shower that was a godsend after a day of pounding the pavements. Breakfast was served in this sunny communal area – nothing over-the-top, just fresh croissants, local cheeses, and coffee strong enough to wake the dead – but I appreciated how they sourced stuff from nearby markets, like those ripe tomatoes from the Rialto vendors. It’s quiet here, especially in the evenings when the Dorsoduro streets wind down early; no late-night gondola serenades echoing off the walls like in busier spots. That said, if you’re a light sleeper, the occasional church bell from Santa Maria della Salute might jolt you awake at dawn – minor gripe, but hey, it’s authentic. And during high season, like Carnevale, book ahead because this place fills up fast with art lovers hitting the Biennale galleries just a stone’s throw away.

All in all, if you’re after a spot that feels genuinely Venetian without the tourist trap prices – we’re talking 4-star quality with a 9.5 rating that actually lives up to the hype – Residenza Ca’ Matta is it. I mean, I spent my days exploring the Zattere promenade for gelato and sunset views, then retreating here for that peaceful recharge. It’s not perfect (Wi-Fi can be spotty in the thicker-walled rooms), but that’s what makes it real. You’d be hard-pressed to find a better base for soaking in the slower side of Venice – trust me, after a week there, I left feeling like I’d uncovered a little piece of the city most folks miss.

    Very clean and spacious apartments, there were no problems with hot water and heating. The area is very quiet and calm, so I slept wonderfully during my two nights in these apartments.
    3-minute walk away is a bakery, a ten-minute walk away is a wonderful restaurant with very tasty food and staff, next to the restaurant is a cool grocery store where you can buy everything you need , and also there is the water bus stop 8 minutes walk.
    The most important plus of these apartments this is their owner, because she is a wonderful person, who is very polite , sociable, punctual. She can give you an advise about everything you interest in and be with you in touch during your stay.

    What could be improved: it is a little bit far from the center, but it can be a adventure because when you go to the center, you can enjoy the beauty of Venice

    The apartment is located in a very quiet area of the island and is an easy 20 minute walk with luggage from Santa Lucia Railway Station. The water bus stop was only about 5 minutes walk away. Beatrice was waiting for us outside the apartment and was an excellent host, giving suggestions on public transport and reasonably priced places nearby for dining. Breakfast items provided were exceptional and ample. Was wonderful to have cooking facilities and particularly a washer/dryer.

    What could be improved: The mosquitos, however they are a problem wherever you are on the island. Just remember to bring mosquito repellent with you!

    Fantastic, spacious apartment with absolutely everything you need. It’s in the quieter end of town but close to vaporetto stop and only 10 minute walk to the main bus station. Beatrice was helpful, friendly and made us feel very welcome. Would highly recommend a stay here and exploring everything Venice has to offer.

    We really liked everything about this place. Beatrice was a wonderful host. Once we landed she guided well to reach the apartment. Once we reached she welcomed us and showed around the property. She provided all the required tips to see around Venice. Property was clean and has everything you need.It is also very close to the boat bus stop. I would surely recommend this place for couples and family. Its located in a quite neighborhood.
