Residenza Canal Overview
First Impressions
Walking up to Residenza Canal, you immediately understand why this three-star property scores so well with guests — it’s tucked into one of those quintessentially Venetian corners where the tourist crowds thin out just enough to let you breathe. The entrance feels refreshingly understated compared to some of the flashier hotels around the city, but that’s actually part of its charm. You’re in Dorsoduro, which honestly might be my favorite sestiere in Venice, and this place sits right in the sweet spot where you get authentic neighborhood vibes without sacrificing accessibility to the main sights.
Location & Neighborhood
Here’s what I love about staying in this part of Dorsoduro — you’re literally a few minutes’ walk from the Peggy Guggenheim Collection and the Basilica di Santa Maria della Salute, but you can also wander down to Campo Santa Margherita for aperitivo without fighting through cruise ship crowds. The location score of 9.0 isn’t just marketing fluff; it’s because you can actually experience Venice like a local from here. There’s a fantastic little bacaro around the corner that most tourists never find, and the morning walk to grab coffee feels like you’re discovering secret passages through the city.
The Rooms
The accommodations at Residenza Canal strike that perfect balance between Venetian character and modern comfort. You know how some historic properties in Venice can feel a bit cramped or outdated? This place manages to avoid that trap — the rooms feel thoughtfully designed rather than just converted from whatever they used to be centuries ago. The windows actually open properly (which sounds basic but trust me, it’s not always a given), and you get those lovely canal or courtyard views that remind you exactly where you are. I mean, it’s not going to blow you away with high-end amenities, but everything works well and feels clean and welcoming.
The Experience
What really sets this property apart is how it lets you settle into Venice’s rhythm rather than just rushing through it. The staff genuinely knows the neighborhood — they’ll point you toward the best gelato spot or tell you which vaporetto stop to use to avoid the crowds at certain times of day. It’s the kind of place where couples (and the guest feedback confirms this) can actually relax and enjoy each other’s company without feeling like they’re constantly battling logistics. The common areas have this lived-in quality that makes you want to linger over your morning espresso instead of immediately rushing out to tick off sightseeing boxes.
Why Guests Love It
Honestly, Residenza Canal works because it doesn’t try too hard. You’re getting solid three-star comfort in one of Venice’s most desirable neighborhoods, with staff who actually care about your experience and a location that lets you explore the city on your own terms. The 7.7 rating reflects exactly what this place delivers — reliable, well-positioned, and genuinely pleasant without any pretense. For couples especially, it offers that perfect combination of romantic Venice atmosphere and practical comfort that makes for a memorable stay rather than just another hotel room.

Reviews of Residenza Canal
Emilie from Canada – 12 November 2024 (8/10)
Easy and clear
Danielle from Australia – 29 October 2024 (2/10)
It’s situated in a lovely precinct of Venice and easily accessible from ferry stop
What could be improved: Exhaustive information to provide ahead of check in when location information could not be shared prior therefore making us miss a booked tour.
Noisy, mould in bathroom, was not worth the $Pradeep from Canada – 22 October 2024 (4/10)
Proximity to Venice attractions and communication with the property.
What could be improved: Old property with mosquitoes and minimal facilities. The walls even had dead mosquitoes on them. Though had ac, was clearly instructed not to change any settings.Athina from Australia – 21 September 2024 (8/10)
Great location and lovely neighborhood. It was easy to get to the ferry and lots of little restaurants and cafes and marts close by. The apartment was very clean, modern, spacious and comfortable. It’s all well organised and it was very easy to check-in on arrival. Would stay again and for longer!
What could be improved: The comms and documentation requirements were a bit laborious and tedious.Varoojan from United States – 10 August 2024 (9/10)
location was good and comfort. overall good.
Simon from Spain – 26 November 2023 (8/10)
The apartment is very clean, quiet and spacious. It’s located in a wonderful area.
Ieva from Lithuania – 7 October 2023 (9/10)
Location is perfect, close to the water bus stop, supermarket, cafes and main attractions. Very clear information on how to get into the apartment, I had to call someone, man helped me with extra questions. Apartment was clean, with needed equipment.
What could be improved: It was difficult to find a water bus stop from the bus station where we arrived from Treviso airport.
In the building there is an elevator, but for private use only, so we had to carry our suitcases to the second floor by stairs.
Bedrooms have few windows with a view to a very small and dark street, there is a window from the blocks in the living room, so there is very little light going through. At first we couldn't turn on the air conditioners, but I called the person who let us inside and he helped with it. There were moments when there was no hot water in the shower. There is no padlock lock in the bathroom. Before a check out we had to take trash out according to the trash boat schedule, but it was very close, so no big deal with it. And of course a lot, a lot of mosquitos everywhere…but I think they are everywhere in Venice.Cristian from Romania – 6 September 2023 (6/10)
The location is away from the city center, which is very crowded.
What could be improved: The host accepts only people over 35 years old. They consider that these people are disrespectful and make noise. Considering that they work in the field of hospitality, it is a problem to put tags without knowing the people.
The apartment is on the 1st floor and the street is quite busy, even at night. The people on the street will be heard quite loudly.
There are no mosquito nets, so there will be problems with mosquitoes, even if there have anti-insects solutions.
The water in the boiler runs out quickly, it is enough for 2 people, and the apartment is for 4 people.
The entrance door does not close tightly.
The living room is in the kitchen. Originally, the apartment had 1 bedroom, but the living room was transformed into a bedroom and the sofa was moved to the kitchen.Stefan from Netherlands – 8 August 2023 (6/10)
Good location on 15 minutes walk from train station and San Marco square
What could be improved: The description says including airco but it is not there / not functioning. Very disappointing.Barrie from United Kingdom – 18 May 2023 (8/10)
clean
What could be improved: cold and corporate
