You know, I stumbled upon San Gregorio Venice Apartments kind of by accident last spring – I was wandering through Dorsoduro after getting off the vaporetto at Accademia, and honestly, it felt like I’d escaped the mad crush of San Marco without even trying. Tucked away on Calle di Mezzo, this place is in that sweet spot where the neighborhood quiets down, right near the old San Gregorio church ruins – you can actually peek at them from some of the windows if you’re lucky. It’s not one of those glossy hotels that scream “tourist trap”; instead, it’s a cluster of apartments in a restored Venetian building, with that classic faded elegance – think exposed wooden beams and terracotta floors that creak just a little underfoot. I mean, Venice is all about those ancient textures, right? The air smells faintly of salt from the nearby Rio di San Vio canal, and at night, you hear the gentle lap of water against the stones rather than the usual piazza racket.
What really sold me was how lived-in and practical it all felt – like staying in a local’s spare flat, but with a 4-star polish and that impressive 9.4 rating that actually holds up. My apartment had a full kitchenette (stocked with basics, thank goodness, because who wants to eat out every meal in pricey Venice?), a comfy queen bed that didn’t sag like some budget spots I’ve tried, and – get this – a little balcony overlooking a narrow calle where you can sip espresso and watch nonnas hanging laundry. Check-in was a breeze; they email you a code for the door, no fussing with a front desk, which is perfect if you’re arriving late from the airport boat. It’s not perfect, though – well, the stairs are steep and there’s no elevator, so pack light if you’re not up for a workout (I learned that the hard way with my overstuffed suitcase). But the Wi-Fi’s speedy, the AC hums quietly even in humid June, and it’s surprisingly quiet after dark, especially compared to the party vibes over in Cannaregio. I spent mornings strolling to the Peggy Guggenheim Collection, just a five-minute walk away, or grabbing fresh pastries from that tiny bakery on Campo Santa Margherita – locals swear by their cornetti, and they’re not wrong.
All in all, if you’re after that authentic Venice vibe without the overwhelm, San Gregorio is a gem – it’s got the space to spread out (great for couples or small families), and it’s in Dorsoduro, which stays mellow even during high season when the Grand Canal is a zoo. I’d go back in a heartbeat, maybe in autumn when the fog rolls in and everything feels even more magical. Just remember to book early; spots fill up fast for a reason.

The apartment is on a quiet street conveniently located near 2 vaporetto stops and a few minutes walk to numerous restaurants. The apartment is located up two stairways and is well furnished, very clean, has a comfortable bed and nice terrace. Entrance to the apartment was quite easy following the instructions. Good value, responsive hosts.

We had an absolutely wonderful stay at this apartment in Venice! It was spacious, spotlessly clean, and beautifully decorated in authentic Venetian style. The apartment features two bathrooms, which was incredibly convenient, and a large, fully equipped kitchen with everything we needed — utensils, cookware, cutlery (spoons, forks, knives, etc.) — all in perfect condition and very user-friendly.
The neighborhood is quiet and peaceful, away from the tourist crowds of the city center, yet still within walking distance of all the main attractions. It was the perfect balance of tranquility and accessibility.
The hosts were exceptionally helpful and kind. For example, when we had an early morning flight, they went out of their way to help us find a taxi at a much lower rate than the standard fare. In the end, we chose to walk to Piazzale Roma to catch the airport shuttle bus, which was very manageable and a great option for travelers who enjoy walking.
We would highly recommend this apartment for anyone visiting Venice for a short stay who doesn’t want to waste a day staying closer to the airport. However, we wouldn't necessarily recommend it for solo travelers, as it’s better suited for couples or small groups

The apartment is very authentically equipped with all you need for a holiday and offers a romantic sunny terrace. It is a five minute‘s walk from Salute Vaporetto station and you can take a transfer with a Gondola to Piazza St Marco for only 2€ (only cash).
