Honestly, arriving in the late afternoon during high season (think June or July, when the crowds are insane), I was a bit skeptical – the address sounds a tad gimmicky with that “WI-FI fibra” bit slapped on, but hey, it delivers on that promise. Check-in was straightforward, no fuss; the staff spoke decent English and handed over the keys with a quick tip about avoiding the tourist traps on nearby Rialto Bridge for dinner. The lobby’s got that classic Venetian charm – think marble floors that echo a little too much when you’re dragging your suitcase, and a faint whiff of canal water that seeps in from outside, but it’s clean and welcoming, not stuffy at all.
What really won me over, though, was how central it is without feeling overwhelming. You’re literally steps from Piazza San Marco – I mean, you can hear the bells from St. Mark’s Basilica chiming in the morning, which is magical if you’re an early riser, but fair warning, it gets noisy with all the tour groups by 9 a.m. The rooms? Mine was on the upper floor, with these old wooden beams overhead and a view down to the calle below – not a grand canal panorama, but charming in that authentic way, you know? The bed was comfy, sort of firm like they do in Italy, and the bathroom had one of those rain showers that actually works (no weak dribble here). And the Wi-Fi? Fiber-fast, as advertised – I streamed a movie without a hitch after a long day of wandering. It’s in what they call the fashion district, so if you’re into shopping, Calle Larga XXII Marzo is right around the corner with boutiques like Gucci and Prada; I popped in for a coffee at a little spot there and felt like a local. Parking’s a non-issue since, well, it’s Venice – no cars, but they can arrange water taxi drop-offs if you splurge. One minor gripe: the air conditioning hummed a bit loudly at night, and during Carnival season, the street noise filters in, so light sleepers might want earplugs.
All in all, if you’re after a four-star stay that’s rated a solid 8.3 for good reason – comfortable, reliable, and smack in the heart of things – this is your spot. It’s not perfect; the breakfast spread is basic (croissants, coffee, some fruit – nothing to write home about), and it can feel crowded in peak times. But honestly, for the price and location, you’d be hard-pressed to beat it. I left feeling like I’d gotten a real taste of Venice without the over-the-top luxury hassle – perfect for couples or solo travelers who want to step out and be in the action, like grabbing a spritz at a hidden bacaro on nearby Campo Santo Stefano. If you’re planning a trip, book early; it fills up fast in summer.

This was an unexpected gem. I'm sorry now that I was only able to stay here for one night. The location is steps away from San Marco. It's also very large and can easily accommodate a family of 6. The host was excellent. She gave us all kinds of useful information, including crystal-clear instructions on getting to the place, including train schedules and walking maps. Wifi was super fast and reliable. I would stay here again in a heartbeat.

Great location and clean rooms with great facilities. Showers and bathroom were perfect. There were enough A/C units and fans to keep us cool in the Venice heat!

The hostess was friendly and helpful. The apartment had everything we needed and the location was perfect to see the sights of Venice.
