It’s tucked away on Calle della Mandola, just off Campo Santo Stefano, this lively square that’s got that perfect mix of locals grabbing espresso at the corner cafés and tourists snapping photos of the leaning church tower. Honestly, arriving there after hopping off the vaporetto at San Samuele (it’s only a five-minute stroll, dodging the occasional delivery cart), I felt like I’d found a hidden gem amid the chaos. Check-in was a breeze – the staff, all warm and chatty in that effortless Italian way, handed over my key with a quick tip about the best gelato spot nearby (it’s Gelateria Nico, by the way, on the Zattere side if you cross the Accademia Bridge). The building itself has this old-palace vibe, with worn marble steps that echo a bit as you climb – no elevator in the older wings, which might be a hassle if you’re lugging heavy bags, but hey, it adds to the charm, sort of like stepping back in time without the musty smell you’d expect.

What really won me over, though, was how the place balances that historic feel with just enough modern comfort to make you forget you’re in a city built on water. My room overlooked a quiet canal – nothing grand like the Grand Canal, but peaceful, with the soft lap of water against the walls and the occasional gondolier humming in the distance (though it gets a tad noisy around dusk when the tours pick up). The bed was plush, with those crisp linens that smell faintly of lavender, and the bathroom had one of those rain showers that make you linger – well, until you remember you’re in Venice and water’s a precious thing here. Breakfast is served in this cozy courtyard, under vines that drip with morning dew; it’s not a massive spread, but the fresh cornetti and cappuccinos are spot-on, and you can people-watch the square coming alive. I appreciated the little touches, like the complimentary prosecco on arrival and the free Wi-Fi that actually works (a rarity in some older spots). Oh, and if you’re traveling in summer, book early – the area buzzes with festival crowds from the Biennale, but the hotel stays surprisingly serene after 10 p.m., when the day-trippers thin out.

All in all, if you’re after a spot that feels authentically Venetian without skimping on the niceties, Santo Stefano Palace is it – especially for couples or solo travelers who want to be steps from St. Mark’s Square (it’s a quick 10-minute walk past the Fenice opera house) but not right in the pigeon-filled frenzy. Sure, the rates climb in high season, and parking’s a non-issue since, you know, no cars in Venice (just leave your wheels in Mestre and train in), but that’s part of the magic. I left feeling like I’d actually lived a slice of la dolce vita, not just passed through. Go in shoulder season, like late spring, when the canals sparkle without the hordes – trust me, you’ll thank yourself.

    This property offers very spacious rooms ..recently refurbished…we were a group of 3 x couples and all had our private space …a bedroom each with large comfortable bed and own private bathroom . Kitchen well equipped..lounge light and airy. Location in campo Stefano excellent. Several good restaurants and cafes on doorstep. Located close to vaperetto stop and easy walk to many sights. Would definitely stay again without hesitation.

    What could be improved: No security box for valuables / passports . Door to outside terrace needs security attention.

    The apartment is amazing, well renovated with nice style and great furniture. Everything was top of the notch. We enjoyed every moment spent in the house and around. Location is excellent, close to all the most Venice beautiful place.

    Location is fabulous on one of the main thoroughfare from Rialto to Accademia. Campo San Stefano is a nice open area not so crowded as San Marco and yet great for people watching. Convenient for all the main attractions. Restaurants are just across the Campo if you don’t feel like getting out again. The palazzo is 200m2 the rooms have an old opulence with beautiful Murano glass chandelier but is very modern. Pick a chandelier you like and that’s your room. The terrace was great to sit and have breakfast, the apartment is super quiet even though in a main area. Just bliss thank you for letting us stay in your nice space.

    What could be improved: We arrived very late. Thank you Nikole for letting us in. Would have liked some water in the fridge, there was some fruity teas which may have been left by previous visitors. But some breakfast tea would have been nice and even better a bit of milk. Did not see any instructions for rubbish worked it out myself except for the plastic the bins in kitchen for segregation brilliant.
    Not a complaint but would have just elevated the stay to have some basic provisions.

    It was a great location with easy access to main attractions, shops and restaurants. The hosts were kind, kept in touch with us on Whatsapp at all times and waited for us for a late check-in (flight was delayed). Even if it was late they still took the time to show us some nice places to eat at decent prices nearby.

    The location was excellent, close to theatre and good restaurants. Only a few minutes walk to several water taxi points. The apartment itself was immaculately clean and had everything you would need, our host Carlo was brilliant, he was always at the other end of the phone if you needed anything and was really quick to reply to any questions. Overall we had a great holiday and would stay again.

    What could be improved: The only negative was the stairs, we stayed on the top floor which is 58 steps (we counted 🤣) this made it quite a hard work with the suitcases but you only do that twice! I think generally it is the same for most apartments as they are obviously all very old buildings.
    There is also a slight drains smell sometimes but again this is probably due to the nature of the City. I would just like to reiterate that this would not stop us staying again.
