The address is 2828 San Marco, right near Campo Santo Stefano, which is this charming square locals actually hang out in, with those outdoor cafes where you can sip a spritz and watch the world go by. I mean, it’s not some sterile chain hotel plopped on the outskirts; this place is tucked into an old palazzo, and when you push open the door, there’s this faint, welcoming scent of polished wood and fresh linen that hits you – like stepping into someone’s well-loved home rather than a tourist trap.

What really won me over, though, was how it balances that authentic Venetian vibe with just enough modern comforts to make you forget you’re in a city built on water. The rooms – well, mine was on the second floor (no elevator, mind you, so pack light if stairs aren’t your thing) – had these high ceilings with exposed beams that sort of creak a bit at night, adding to the charm, and big windows overlooking a quiet canal where you might spot a gondolier gliding by in the morning light. Breakfast is served in this cozy communal area downstairs, nothing fancy but solid: fresh cornetti, strong espresso, and those little jars of local honey that taste like they came straight from the Veneto countryside. If you’re heading to Venice and want something that immerses you without overwhelming you, this is it – especially in shoulder seasons like early spring when the fog rolls in and everything feels a tad more magical. I’ve stayed in flashier places, but this one sticks with me for the small stuff: the textured linens on the bed that actually feel luxurious, the way the light filters through lace curtains in the afternoon, or just grabbing a book from their little library and chilling in the courtyard.   Isabella was great, she waited for us on a Saturday to do an early check-in and arranged for a water taxi to pick us up early in the morning for a 6 am flight.

  The location was exceptional. Close to everything but very quiet.
  The apartment was large and comfortable. 2 bedrooms (1 queen bed, 1 single), living room, full kitchen and a bathroom

  Our check-in was easy, We went to office close by. Great communication through What's app.

  What could be improved: This might be a culture shock between Europe and North America and not specific to this place but wanted to mention it.
  – In the description, it mentions that the place has air conditioning. It is technically true. There is one AC unit in the living room and a fan in each of the bedroom. But, it was very hot in the apartment and we had issues sleeping because of the heat. At night, we tried to open the windows to let the fresh air in but there was no "mosquito screens" in the windows. So, it was either the bugs or the heat.
  – Only 2 small rolls of toilet paper were provided. We had to go buy toilet paper. Not the most fun task during your vacation.
  – We were also provided with 2 small garbage bags. On our last day, we had to take the trash to a specific place about 10 minutes walking or pay 40 € fee. Not the greatest when you need to leave early with your luggage.

  L'appartement est très agréable, joli et confortable, au rez-de-chaussée sur un petit canal et ses gondoles. Il est extrêmement bien situé pour aller dans tous les quartiers de Venise.
  La place santo Stefano est très vivante avec ses cafés et restaurants.
  Notre séjour était fin mars et nous avons beaucoup apprécié que le chauffage fonctionne bien ( ce qui est plutôt rare en Italie !!!).
  Nous recommandons vraiment ce logement.

  De locatie is fantastisch! Net uit het drukke gedeelte, 5 stappen van een gezellig plein met goede restaurants, op heel korte afstand van een van de bruggen over de Grand Canal naar een wat meer rustigere maar heel leuke/gezellige buurt en zelfs aan een klein kanaaltje met een gondel recht voor de voordeur.
  
  What could be improved: De douche kan een goede schoonmaakbeurt gebruiken, verder erg netjes en schoon.
