Here’s what I love about staying in this part of Venice — you’re close enough to everything that matters, but far enough from the cruise ship crowds to actually breathe. The Peggy Guggenheim Collection is literally around the corner, and you can walk to the Accademia Bridge in about five minutes. What’s really nice is that this area stays lively in the evenings when other parts of the city empty out. There are actual locals here, real neighborhood bars, and that morning market buzz that makes Venice feel like a living city rather than an open-air museum.
The Room Experience
My room was compact but thoughtfully designed — you know how Venetian buildings can be quirky with their layouts, but they’ve made good use of the space here. The decor strikes a nice balance between contemporary comfort and respecting the building’s character. I mean, you’re not getting massive American-style rooms, but everything you need is there and it’s done well. The bathroom was modern and the shower had decent water pressure, which honestly can be hit or miss in Venice’s older buildings.
Getting Around and Practicalities
The vaporetto stops at Ca’ Rezzonico and Accademia are both walkable, which makes getting around the city pretty straightforward. What I didn’t expect was how quiet the street gets at night — Dorsoduro has this residential feel that some other areas lack. The staff was helpful with directions and restaurant recommendations, and they seemed to actually know the neighborhood well rather than just rattling off the usual tourist spots. There’s no parking obviously (this is Venice, after all), but they can help arrange water taxi transfers if you’re arriving with luggage.
Why Guests Love It
The location score of 8.9 really shows here — couples especially seem to appreciate being in a more authentic part of the city while still having easy access to the main sights. You can walk to St. Mark’s Square in about fifteen minutes, but you’re staying somewhere that feels more like real Venice. We prefer local places. Therefore, location was perfect for us.
The kitchen was well-equipped. Details such as coffee, olive oil, salt and sugar were considered.

Art Deco was full of charm. Property was clean, comfortable and in a good location. Modern locks made the property very secure and is feeling safe at all times.
What could be improved: Check in procedures whilst online were cumbersome. Instructions were very last minute and pre trip communication was not great.

Very modern and very clean kitchen fully equipped with utensils and pans good air conditioning no complaints in terms of the apartment

What could be improved: Cumbersome and timeconsuming procedure (we have experience with "code as door key", but never such a bad experience as here). Different people of landlord organisation do not share information (and ask things twice), communication medium is switched between email, what'sapp and phone (and suddenly stopped, when you reply); you better watch them all! Position on the map in Venice in Booking.com website is wrong. Correct address is only shared at very last moment (we wonder why?). Rooms were clean and very nicely air conditioned. The kitchen was well equipped. Whatsapp was the best way to contact personel. The location was great and the rooms were well sound isolated.
What could be improved: Contacting through Booking was unsuccesfull but with other’s review’s recomendation, whatsapp was the best way to contact the host. That is how we got the exact location of this place, and that is also how we got the door code. You need to pay the city tax and the 200€ deposit before you can get the door code.
