Appartamento 1749 Venicemar Overview

First Impressions

Walking along Fondamenta Pescheria to find Appartamento 1749 Venicemar, you’ll pass locals heading to the nearby fish market — and honestly, that’s when you know you’ve found something authentic. This three-star property sits right in the heart of Dorsoduro, which I’d argue is Venice’s most livable neighborhood. The building itself has that weathered Venetian charm you see in postcards, but what struck me most was how quiet this stretch feels despite being so central.

The Dorsoduro Advantage

Here’s what I love about this location — you’re literally steps from the Peggy Guggenheim Collection and maybe a five-minute walk to the Accademia Bridge. But you know what’s even better? The morning routine here feels genuinely Venetian. I’d grab coffee at the corner bar (locals actually drink their cappuccinos standing up, by the way) and watch the city wake up without fighting through cruise ship crowds. Couples seem to get this — they’ve rated the location 8.5 out of 10, and I can see why. There’s something romantic about having your own little corner of Venice that doesn’t feel like a tourist trap.

The Space Itself

The apartment setup works really well if you want to feel less like a hotel guest and more like a temporary Venetian resident. You’ve got proper space to spread out, which — let’s be honest — is rare in Venice where most hotel rooms feel like elegant closets. The kitchen means you can actually use those gorgeous ingredients from the Rialto market (about a 10-minute walk), though I’ll admit the local bacari are so tempting that I barely cooked. The windows face the fondamenta, so you get that gentle soundtrack of footsteps and water lapping that somehow never gets old.

Getting Around

What really sold me on this spot was how connected it feels to the rest of Venice. The Accademia vaporetto stop is your gateway to San Marco or the train station, but honestly, I found myself walking everywhere. Dorsoduro has this perfect size where you can stroll to Santa Margherita square for evening drinks or wander over to Zattere for that incredible Giudecca Canal view. Even the trek to San Marco takes maybe 15 minutes on foot — and trust me, those bridges and narrow streets never get boring.

Why Guests Love It

The location score of 9.3 doesn’t surprise me at all. You’re staying in what feels like a real neighborhood rather than Venice’s outdoor museum sections. I mean, there are actual grocery stores and hardware shops mixed in with the galleries and restaurants. The apartment gives you flexibility that hotels can’t match — you can have breakfast whenever you want, store your own snacks, and really settle in. For couples especially, there’s something special about having your own Venetian address, even if it’s just for a few nights. It’s not upscale in the five-star sense, but it’s authentic Venice living, which honestly feels more valuable.

Hotels in Venice perch on Grand Canal bends, quiet sestieri, and private lagoon islands.

Idealna lokalizacja. Bardzo mili i pomocni ludzie.

  • Natalia from Russia – 27 June 2024 (6/10)

We like location, facilities of apartment ( 2 rooms, a lot of equipment on the kitchen), the contacted owners

What could be improved: We spent 2 days without hot water,
    Insects

  • Susan from United States – 27 May 2024 (9/10)

It was spacious and in a “real” Venice neighborhood—about 5 minutes to walk to more well known tourist spots. I liked the old school style and washing machine worked great! It was good for a long stay with well equipped kitchen.

What could be improved: The keys on the old locks were tricky at first to learn just the right touch to open the door – bringing on some panic…owner kindly helped me through by text.
The bathtub is clean enough with a rubber mat but not so sparkling that I’d actually submerge in it.
On a canal and lots of mosquitoes at night! They did provide the plug-in repellent that work okay—not thoroughly.

  • Javier from Spain – 4 April 2024 (9/10)

  • Isabelle from France – 23 November 2023 (3/10)

Positive point : the flat is well situated in a quiet area.

What could be improved: Negative points : the flat was so dirty … Bathroom had not been cleaned and kitchen neither..Dust everywhere !
We were obliged to clean things into the dish washer before cooking and eating !
The cooker was greasy and so was the washing machine !

The kettle worked once in a while and it was impossible to use the oven because all the indications are erased.
In thé bathroom, the hair dryer only works on one position.
The toilet flush often gets stuck and the bathtub was unusable because there was no stopper.
We wrote all these points to the apartment owner but no answer !

  • Sara from Portugal – 7 July 2023 (7/10)

Very nice location, very quiet (great for sleeping) but very close to everything (restaurants, bars, supermarkets, etc). Had many kitchen supplies like pots, also the fans were great because of the heat. Has tv, washing machine, many sheets and towels!

What could be improved: The house was very dusty, the couch too, and it needs more cleaning specially on the floors.

  • Stephane from France – 30 May 2023 (8/10)

The day of our arrival we arrived very late at the appartment, at least one hour and a half later than we had initially annouced to the owner and despite the fact that it was almost midnight, they kindily waited for us.

  • Sue from United Kingdom – 24 May 2023 (9/10)

    Peace, location

What could be improved: Just a little cleaner!

  • Françoise from Luxembourg – 19 February 2023 (8/10)

Very friendly owner came to hand over the keys and to explain everything. We've known this area for many years, it is quiet but still central. Appartment is very nice and clean…some minor works could be done, but it is normal condition for 1. an old traditional venetian building and 2. a tourist location were many people come in and out, so due to normal use…did not bother us at all. But you have all facilities, even a dishwasher and washing machine. We were there for 8 nights and had everything we needed. You even have a bathtub, which really is not standard in Venice. Surely will return, thanks

  • Christin from Germany – 22 November 2022 (8/10)

I liked the location was near the university, and was in an area populated mostly by locals. There could be noise from students going out at night, but I prefer it much much more to tourist noise or crowds. The neighbors are really nice. We loved cafe Caco Nero just across the canal. Good, steady wifi, good satellite TV to relax to, very clean, economical space to call home for five days. Because our stay was so long, it was really lovely to have access to a kitchen. Nice, firm bed, if you prefer soft mattresses go elsewhere.

What could be improved: The sheets on the beds could have been softer. The number we were given for contact didn't work so well, for some reason, as our questions or calls were not answered. This did not affect check-in or check-out, thankfully.
