CA’ DE’ KOCAI Overview
First Impressions
Walking through the narrow streets of Castello to find CA’ DE’ KOCAI feels like you’re following a treasure map — and honestly, that’s exactly what you’re doing. This three-star gem sits tucked away on Calle Bande, which means you’ll actually experience Venice the way locals do, weaving through authentic neighborhoods instead of fighting tourist crowds. The building itself has that weathered Venetian charm you hope for, but what really struck me was how quiet it gets once you step inside.
Location Magic
You know what’s brilliant about staying in Castello? You’re literally in the heart of Venice without feeling like you’re trapped in a postcard. I mean, couples rate this location 9.9 out of 10, and after spending time here, I get it completely. You can walk to San Marco in about ten minutes, but you’re also surrounded by actual Venetian life — little bakeries where nonnas buy their morning bread, neighborhood bars where locals grab their evening spritz. The Arsenale is practically around the corner, and the Biennale gardens are an easy stroll when you need some green space.
The Space Itself
The room I stayed in had this perfect balance of old-world character and modern comfort that’s honestly hard to find in Venice. The ceilings aren’t dramatically high (this isn’t a palazzo conversion), but there’s something cozy about the proportions that makes you feel settled rather than overwhelmed. What I really appreciated was the attention to details — proper lighting for reading, enough outlets for your devices, and windows that actually open to let in that distinctive Venetian air. The bathroom was compact but well-designed, which is pretty much what you want in a historic building.
Daily Rhythms
Mornings here feel different than in the more touristy areas — you’ll hear church bells instead of tour groups, and the light filtering through the streets has this golden quality that photographers dream about. There’s a fantastic little café about two minutes away where locals grab their coffee standing up (as it should be), and the staff at CA’ DE’ KOCAI will point you toward the best spots for everything from cicchetti to late-night gelato. I found myself coming back each evening feeling like I’d discovered secret corners of the city that most visitors never see.
Why Guests Love It
That 9.7 rating isn’t just about the location (though being in the real Venice definitely helps). It’s about finding a place that feels authentic without sacrificing comfort, where you can experience the city’s rhythm instead of just its highlights. The value here is exceptional — you’re getting that coveted Venetian location and genuine hospitality without the premium prices of the more obvious choices. Plus, there’s something satisfying about telling people you stayed in Castello rather than right on the Grand Canal — it shows you know what you’re doing.

Everything was awesome! The apartment has a wonderful rustic traditional Ventian look, was very clean, all the finishes were in excellent condition and everything worked. Location was absolutely fantastic, 5 min walk to the Rialto bridge and Piazza San Marco, with loads of restaurants and cafes everywhere, yet super quite every single night! Wonderful complimentary espresso and snacks to boot! Stefano the owner was so pleasant and welcoming, super helpful and responsive.

This was a dream, wish we could have stayed longer! Stefano, our host, thought of everything and checked in to ensure we had what we needed through out our stay. Truly memorable in the very heart of Venice.

Great location, Stefano was a very informative & helpful host & it was a well equipped apartment. We were particularly thrilled to have the opportunity to wash our clothes at the apartment after 10 days of travelling.
What could be improved: The property didn’t have a lot of natural light so could be a little dark at times.Marian from United States – 6 August 2024 (9/10)
Friendly and helpful hosts. Good location.

Location was superb, centrally located in Venice with easy access to all the main sights, water bus station, restaurants, bars, shops, etc. The apartment was super spacious with separate bedroom, living, dining bathroom and kitchen areas. The apartment also had all the required amenities for a short or long stay such as a washing maching which was very handy during a long trip, full kitchen, airconditioning, heating, etc. The host Stefano was super friendly and accomodating, he met us to hand us the keys and provide us an overview of Venice main sights, best restaurtants and tips. Complementary Prosseco, snacks, lollies, bread, juices and spreads were all provided free of charge. Responded quickly via Whatsapp and was able to answer all questions promptly. Would definately stay again when in Venice again!
What could be improved: Nothing, everything was superb.
