It’s tucked away on Calle del Modena in Santa Croce, which is honestly one of Venice’s more laid-back neighborhoods, away from the tourist crush around San Marco but still close enough to wander over if you fancy. I mean, it’s just a short walk to Piazzale Roma if you’re coming by bus or train, and from there, you’re basically at the gateway to the rest of the city. No cars buzzing around, of course – that’s Venice for you – so everything’s on foot or by boat, which makes arriving with a suitcase a bit of an adventure down those narrow calli. The building itself is this charming old Venetian spot, with that weathered stone facade and wooden shutters that creak a little in the breeze. Check-in was straightforward; the owner greeted me with a quick espresso and some tips on avoiding the crowds – like heading to the nearby Campo San Giacomo dell’Orio for a quiet spritz at sunset instead of the packed bars by the Rialto.
What really won me over, though, was how authentic the place felt – not some glossy chain hotel, but a proper room-only setup in a converted palazzo, with exposed beams and those uneven terracotta floors that sort of whisper history under your feet. My room overlooked a tiny courtyard (well, more like a sliver of sky between buildings), and it was spotless, with a comfy bed that actually let me sleep through the night – no small feat in a city where church bells and gondoliers’ songs can echo at odd hours. There’s no breakfast included, which is fine if you’re like me and prefer grabbing a cornetto from the little bakery on Rio Terà San Leonardo just around the corner; it’s way cheaper and more local anyway. The bathroom was modern enough, with good water pressure – a godsend after trekking around all day – but fair warning, the Wi-Fi can be patchy in the evenings when everyone’s streaming. Santa Croce in general is quieter, especially off-season in late fall when the fog rolls in and you can hear the water lapping against the canals without the constant hum of tour groups. I spent one afternoon just wandering to the Jewish Ghetto from here, which is only about 15 minutes away, and it felt like discovering a hidden side of Venice, with those old synagogues and kosher spots that most visitors skip.
Honestly, if you’re after a solid 3-star stay that punches above its weight – that 8.8 rating isn’t hype – this is it for anyone wanting to feel like they’re actually living in Venice rather than just passing through. It’s not perfect; the stairs can be a haul if you’ve got heavy bags (no elevator, classic old building), and in high summer, the neighborhood gets a tad humid with all the nearby water. But for the price and that genuine vibe, I’d book it again in a heartbeat. Pair it with a vaporetto pass, and you’ve got the whole city at your doorstep without breaking the bank – trust me, it’s the kind of spot that makes you linger a little longer over your morning coffee, watching locals hustle by with their market bags.

Very good location, the owner is super kind and helpful. The breakfast lady is super polite. The room is clean and equiped with air conditioning and hairdryer. We had a very pleasant stay!

We enjoyed our stay especially because of the lovely people running the B&B. Another bonus is the great proximity to every important monument in Venice and also that you only have to walk 5 minutes to the waterbus to get to the airport. Breakfast was delicious every day with daily fresh fruits. Perfect for couples.
What could be improved: The B&B is in a old very beautiful building but this means that it is nearly impossible to open and close the front doors completly silently. People who don't sleep very deeply are easly woken up up by these noises in the morning.
