Walking up to the third floor of this Cannaregio building, I’ll be honest — I wasn’t sure what to expect from Cà Francesco Apartment. But stepping inside, you immediately get that “hidden gem” feeling that Venice does so well. It’s one of those places where the climb up feels worth it the moment you see the space. The apartment has this authentic Venetian character that you just can’t fake, with original details that remind you you’re staying in a real piece of the city’s history, not some generic hotel room.
Location & Neighborhood
Here’s the thing about Cannaregio — it’s where you want to be if you actually want to experience Venice like a local. You’re far enough from the St. Mark’s Square chaos to breathe, but close enough that everything’s still walkable. I mean, this three-star property scored a 9.1 for location, which honestly makes sense when you’re out exploring. The neighborhood has those little bacari (wine bars) that tourists never find, and you’ll pass actual Venetians doing their grocery shopping. You know what I love? You can walk to the main sights in about 15 minutes, but when you come home, it feels like you’re escaping to your own little corner of the city.
The Apartment Experience
What sets Cà Francesco Apartment apart is that it actually feels like an apartment, not a hotel room trying to be homey. The space has room to spread out — something you definitely appreciate after a day of navigating Venice’s narrow streets and crowds. There’s a kitchen if you want to grab some fresh ingredients from the Rialto Market (which, by the way, is a short walk away). The furnishings strike that sweet spot between comfortable and characterful, and the third-floor position means you get decent light without the street noise that can plague ground-level places in Venice.
Practical Considerations
Let’s talk about the elephant in the room — yes, it’s on the third floor, and no, there’s no elevator. That’s Venice for you. But honestly, after a day or two, you barely notice the stairs, and the trade-off is worth it for the quieter setting and better views. The apartment is well-maintained and clean, which matters more than you might think in a city where some places can feel a bit tired. Having actual space to unpack and settle in makes such a difference, especially if you’re staying more than just a night or two.
Why Guests Love It
Couples particularly seem to fall for this place, and I get why — there’s something romantic about having your own Venetian pied-à-terre, even temporarily. The combination of authentic atmosphere, smart location, and reasonable pricing (for Venice standards) creates that perfect storm where you feel like you’re getting more than you paid for. It’s not trying to be fancy or upscale, but it delivers on the fundamentals: comfort, character, and a genuine Venice experience that doesn’t feel manufactured for tourists.

Well located, easy to reach but not exposed to crowd and noise. Spacious appartment well equiped, 2 small bathrooms, convenient for 4 people.

This is a wonderful area of Venice as you are close to all of the tourist areas, but here you get a feel for the real Venice and the people who were so friendly it was wonderful.

Large, clean, easy to access. Good customer service.
What could be improved: Hot, hot, hot… The apartment is at the top floor. There is no air conditioning. It was extremely hot, we didn’t want to stay long and tried to arrive late due this. Put two fans at high speed all night just to get a little bit of sleep. Property definitely needs air con for hot summer days.

This charming, old-fashioned style apartment offers a fully-equipped setting for a comfortable family stay. Conveniently located near a supermarket and water bus, it provides easy access to essentials and local exploration. The host was notably helpful, adding to the positive experience.

1) We had breakfast on our own.
2) The location of the property is quite good but a bit far from the train station and from the water bus station.
3) Need strong legs and strong heart to walk the distance either from the train station or water bus station.
4) Need stronger legs and strong hear to climb up stair to the top floor – approximately 4 floors as based on 3 metre per floor.
What could be improved: 1) Provide Air Conditioning
2) Bigger Toilet/Shower – The Bathroom size in not in proportionate to the size of the rest of the apartment space and is not comfortable for more that 2 persons.
( However, being an existing old building, it will be difficult and cost too much to improve item 2.
3) The Windows need fixing as most if not all the Metal " Fix Stay " for the outer Aluminum Windows are either missing or need replacement.
( This we experienced during heavy wind and rain for 2 nights. )
Other than that we find staying in the place quite pleasant but a BIT PRICEY. A lower cost with Air Conditioning which IS A MUST for summer and I will definitely be happy to stay in the same apartment in 2023.
