I mean, couples consistently rate this location a perfect 10, and after spending time here, I get why. You’ve got authentic bacari within a two-minute walk, the Giardini della Biennale for morning runs, and honestly some of the most photogenic canals in the city right outside your door.

The room I stayed in had that perfect balance of Venetian character and modern comfort — exposed beams overhead but excellent air conditioning, which you’ll appreciate during summer months. What struck me most was the attention to detail in the restoration; they’ve kept the historical elements that matter while updating everything that actually affects your stay. The bathroom was surprisingly spacious for Venice (where most hotel bathrooms feel like airplane lavatories), and the bed was genuinely comfortable, not just “good for Italy” comfortable.

Mornings here feel different than at hotels in the more touristy areas — you’ll wake up to the sound of delivery boats and local life rather than tour groups gathering at dawn.     Close to Arsenale and Giardini. Very close to Via Garibaldi. Very communicative and caring host. Very good equipment in the apartment. Dry and comfortable temperature.

    What could be improved: A bit dark as we stayed in late November – in summer may be better.

    > EXCELLENT COMMUNICATION with the host and his team from the beginning. Immediately after booking, a WhatsApp group was established where we received detailed instructions about how to reach the property, as well as a lot of useful information (list of restaurants was great !) They responded quickly to all my extra questions and went out of their way to confirm Vaporetto connections from Punta Sabbioni where we parked.
    > GREAT LOCATION for visitors of the Biennale – right between the Arsenale and the Giardini, in a SUPER QUIET side lane ! Yet with a few steps you reach Via Giuseppe Garibaldi which is full of restaurants and grocery stores.
    > GOOD LAYOUT of the apartment – there is a fairly large bedroom with two doors. The sofa bed outside is very comfortable and placed in a way that provides an unexpected level of privacy for all parties, i.e. the bathroom can be accessed by everybody without having to enter or pass each other's sleeping areas. There is even a little backyard ☺️.
    > WELL EQUIPPED KITCHEN – there was nothing missing, and what's more we were welcome with a tray on the table that contained juice, drinking water, a bottle of Prosecco and little sweet and salty snacks. Sooo thoughtful !!

    What could be improved: If I have to find something that I did not like, it was probably the bathroom door – it is a folding door and did not run smoothly in its frame and kept getting stuck in the top part.

    What could be improved: Die Kommode im Schlafzimmer lässt sich schlecht öffnen, schlechterFernsehempfang( war nicht entscheidend) – Holzrahmen am Bett war durch Raumgröße störend- sind nur Kleinigkeiten, die nicht entscheidend waren!

    The staff was very friendly; the apartment was cosy and clean, it was located on a quiet street, it was warm in the apartment (we stayed end of December), the kitchen was excellently equipped.

    The location is very good, quiet, yet not far from the very center of Venice. The apartment is on the ground floor in a narrow, quiet street, which makes it a bit dark, but as we stayed out the whole day, it was fine for us.
