Check-in was a breeze; the staff – a mix of locals who actually live in the sestiere – greeted me with that warm, unhurried Italian hospitality, offering a quick espresso while they sorted the keys. No massive lobby here, just a cozy reception area with faded frescoes on the ceiling that make you feel like you’ve stepped into someone’s elegant home. And parking? Well, forget about it – this is Venice, so leave the car at Piazzale Roma and embrace the walk or water taxi; it’s all part of the adventure.

What really sets Cà Regina Panada apart, though – and yeah, the name’s a bit dramatic with that “passion on the Canal” tag – is how it nails the romantic, lived-in vibe without trying too hard. My room had these high ceilings and heavy velvet curtains that blocked out the early morning light (a godsend after a late night wandering to the Jewish Ghetto for cicchetti at some hole-in-the-wall spot like Al Timon), and the bed was plush, with linens that smelled faintly of lavender – you know, that fresh, herbal scent that cuts through the occasional briny whiff from the canal below.     I recently stayed at this property, and I was thoroughly impressed. What I liked most about it was the impeccable cleanliness and attention to detail.     The appartment owners were absolutely kind! They contacted us way before our arrival and, on our arrival day, as our train was delayed, went out of their way to help us: they instructed us about which water bus to take, and even waited for us at the water bus stop (which is only two minutes from the appartment) and, as it was already night, showed us the way to the appartement!
    Also the hosts provide lots of helpful instructions about the surroundings, shopping options and things to do in Venice in a small book.
    The appartment is very well equipped and provides a comfortable living space.
    As we were travelling with our grown-up sons, we very much appreciated that there are separate bathrooms to each of the three bedrooms.
    Although the location is not in the center of Venice, everything of interest is in easy enough walking distance and we actually liked being in a quieter area, and I especially liked the open view to the sea at Fondamenta nove.

    Spacious and well equipped apartment, very tastefully decorated. We loved the views out directly on to the canal. Easy walking distance to all the main sites. Very close to the stop for the water bus from the airport.

    2nd stay at the property which is in an exceptional location for getting around Venice. The apartment is well equipped, excellently clean and luxurious. Ilaria, our hostess was charming, friendly and very helpful. We were a party of 6 people and we all agree we would stay there again. Thank you Ilaria, Ca Regina Panada is our favourite place to stay.

    Outstanding property. As a group of five, it was very accommodating and everything was of the highest quality. A short walk to the water taxis, restaurants and the centre of Venice. Just enough out of the crazy crowds to enjoy the quiet.  Every room had great air conditioning. Very much appreciated the bottle of Prosecco and other goodies left for us. Thank you. Our host met us on site and check in was very smooth. They also helped us organise events.

    The property had lovely large bedrooms, two with ensuite and an extra bathroom.
    It was clean and we were left with plenty of coffee pods and a bottle of Prosecco was a welcome extra.
    The air con worked very well and was a welcome relief from the heat outside.
    A great location only 10 minutes away from the hustle and bustle.
    Our host, Vanessa was friendly and knowledgeable. We were able to leave our bags till 2pm on our last day which was so helpful. Plus Vanessa organised our water taxi back to the airport which was lovely.

    What could be improved: I honestly do not have anything that I didn’t like about the property.

    We really enjoyed our stay at Ca Regina Panada! The rooms were spacious and had everything we needed and if provided an opportunity, we would most definitely stay here again! The hosts were quick to respond to any questions or concerns that we had and they even set up a private water taxi for our departure!
    Some of our favorite things about the stay start with the entrance to a beautiful and secure courtyard and just three small steps into the single-level home.
    The home, which we loved, includes three bedrooms, three full bathrooms, a living room, and a kitchen/dining area with air conditioning throughout the home! An extra bonus is that the kitchen area and two main bedrooms also have a view of a canal with just enough boat traffic to enjoy, but not too much to be distracting. A triple bonus is that the home has a washer AND dryer…something many of the listings do not offer.
    We were concerned about getting our luggage from the dock to the apartment, but we’re pleasantly surprised to discover the home is no more than a three minute walk away and no bridges to go over! big plus for sure!
    Restaurants and shopping were also close by…foot traffic far enough away to keep the crowds and noise away from the apartment!
    If you are considering whether to book this place or not, I would recommend that you stay here! You will not be disappointed!😊
