You’re literally steps from the Accademia Bridge and the famous art galleries, but what I love most is how you can slip into quiet campos and discover neighborhood bacari (wine bars) that tourists never find. The Peggy Guggenheim Collection is practically next door, and you can walk to San Marco in about ten minutes without dealing with the main thoroughfares. Actually, the property scores 9.6 for location, which in Venice is pretty remarkable.

The apartment itself lives up to its “big” promise — space is precious in Venice, so having room to actually spread out feels almost indulgent. The fourth-floor position means you get those canal glimpses and rooftop views that make Venice magical, plus the ceilings have that classic Venetian height. It’s got that lived-in Italian charm rather than hotel sterility, which I personally prefer. You know what really works? Having a proper kitchen means you can grab fresh ingredients from the Rialto market and cook at home — something you’ll appreciate after a few expensive restaurant meals.

Practical Considerations

Let’s be honest about Venice logistics — this place gets it right. Being in Dorsoduro means you’re close to the Accademia vaporetto stop, which connects you to everything without the chaos of San Marco. The neighborhood has actual grocery stores and pharmacies, not just souvenir shops. Sure, it’s a fourth-floor walkup (no elevator), but that’s pretty standard for authentic Venetian buildings, and it keeps the crowds away. I’d say pack light and embrace it — the views from up there make the climb worthwhile.

  The apartment has a very good vibe. The bookshelves, the valance above the bad, the sights from the windows – everything pushes you to take photos there again and again:))) I didn't understood from the description, but the second bedroom is on another floor and has a second toilet room, it was very convenient for us! Well, some furniture is old (esp. in the kitchen), but we loved it:)

  What could be improved: Sometimes it was cold (21-24 November), there's automatic heater, but sometimes we found it cold (maybe we didn't understand how it works)

  The location is perfect, central and close to all facilities -tourist attractions, restaurants, coffee shops, supermarkets, markets, etc. The apartment is spacious, comfortable and fully equipped

  The location was fantastic. Apartment quite spacious.

  What could be improved: It was extremely hard to access the property, due to lack of communication and not answering the phone. It took us 2.5 hours to get access.

  Hard to say how much i liked Fabios apartment. The character fits Venice perfectly so i felt like i was living in the authentic Venice. All the comforts. Great location quiet yet close to everything in the neighborhood i would chose every time, Academia. Great roof top views from all aspects of the apartment. Fabio was a great communicator and super helpful. I have two apartments i rent so i know good quality when i see it. Highly recommended.

  This is a wonderful LARGE apartment in the heart of Venice. It offers two bathrooms and a separate bedroom in an upstairs loft. It also offers a full kitchen with stove, microwave and refrigerator. It does require climbing steps. It's top (third floor) location offers nice views of the Venice roof tops.

  Location is his strong point – 3 min walking from vaporetto, 3 min from a market + a gellateria and a wine bar are close by
  Apartment is very spacious, good view from windows and mostly everything you need to stay and eat.
  
  What could be improved: – Most of all – heating – it is only remotely controlled by the host mostly according to his wish . In our case, we have some terrible nights, frozen, looking for all kind of blankets. It is totally uncomfortable to sleep like this and also to ask the host all the time to increase the temp or change the schedule when is on.
  – Hot water mostly missing or you have to be patience to wait for it
  – Bed from upper bedroom is making noise and uncomfortable to sleep in it. But his toilet is very cute
  – Some parts from kitchen may be repainted
  – I have the feeling that we have too many rules – From the moment we book we receive a message that we should send " immediately " a whatsapp message to be in contact. Then a binder is welcoming you in the room and few more pdf files was sent with all kind of very useful info but also with rules. We are a decent family and agree with rules but still… generally we have the feeling here was too much.
  – Especially last section of the stairs ( 3rd floor) sometimes is hard to get
  – Communication with the host at the beginning was not so good and we even thing of looking for another place. But after we arrive answers was quite prompt and ok.
  – At arrival the toilet washbasin was very dirty. Host was very prompt and offered to re-clean it. But his explanation was a bit surprising and does not makes me feel good : they have other 5 locations to clean before us and …. "is Sunday for everyone"

  The appartment was nicely decorated and had all the things we needed. It was wonderful to be able to stay in Venice in our own place.
  
  What could be improved: When we stayed there, it was incredibly hot and we needed to open all the windows. The mosquitos ate us alive! The place could do with some mozzy nets or air con.
