Ca’Zanon Overview
First Impressions
Walking through the narrow streets of San Polo to reach Ca’Zanon, you’ll probably pass it twice before realizing you’ve found your hotel — it blends so seamlessly into the historic Venetian architecture that it feels like discovering a well-kept secret. This three-star property sits right in the heart of one of Venice’s most authentic neighborhoods, and honestly, the location alone makes it worth considering. The entrance is understated in that distinctly Italian way, where elegance comes from restraint rather than flashiness.
The San Polo Advantage
Here’s what I love about staying in San Polo — you’re actually living like a Venetian rather than just visiting. Ca’Zanon puts you within walking distance of the Rialto Market, where locals still shop for fresh fish and produce every morning. The Frari Church is practically around the corner, and you can reach St. Mark’s Square in about ten minutes on foot, but more importantly, you can escape the crowds just as easily. I mean, there’s something magical about having your morning coffee at a neighborhood bar where the barista remembers your order after two days.
The Rooms
The accommodations here strike that perfect balance between historic charm and modern comfort — you know, old wooden beams overhead but reliable Wi-Fi and air conditioning when you need it. Most rooms feature traditional Venetian touches like terrazzo floors and period furniture, though don’t expect palatial spaces (this is Venice, after all, where even palazzos have cozy rooms). What impressed me most was the attention to detail in the restoration — they’ve preserved the character while ensuring everything actually works properly, which isn’t always a given in historic Venetian buildings.
Getting Around
The vaporetto stops are close enough that you won’t be dragging your luggage through endless bridges and stairs, but far enough away that you’re not dealing with constant tourist foot traffic outside your window. Ca’Zanon’s position means you can easily explore both sides of the Grand Canal — cross the Rialto Bridge for San Marco, or stay put and discover the artisan workshops and traditional bacari that make San Polo so special. Actually, some of the best cicchetti bars in Venice are within a five-minute walk, which becomes very important after a long day of sightseeing.
Why Guests Love It
With a 9.5 rating and couples giving the location a near-perfect 9.9 score, it’s clear that Ca’Zanon delivers on what matters most — putting you in the real Venice while keeping you comfortable. The staff genuinely seems to care about your experience, offering recommendations that go beyond the obvious tourist spots. You’ll find yourself returning each evening to a neighborhood that feels increasingly familiar, where the evening passeggiata along the fondamenta becomes part of your routine rather than just another tourist activity. It’s the kind of place where you start planning your return visit before you’ve even checked out.

Reviews of Ca’Zanon
Niels from Denmark – 13 March 2025 (9/10)
An up to date room installed in a previous magazine along the portego from calle to rio.
Everything first-class modern style materials, no pseudo Venetian rococo. Kitchen facilities abundant. The house is at the quiet end of the street, and the room is towards a narrow canal with an occasional gondol or service boat passing the windows.
The 14th century house is located in the more populated and interesting quarters of Venezia, San Polo near Ralto bridge with lots of restaurants and the most lively squares, when you have already seen San Marco.
There are a couple hundred meters walk from the vaporetto stop Rialto Mercato or from San Silvestro.Debusk from United States – 25 October 2024 (10/10)
Nicola (very friendly) met us when we got there. The room is in the bottom floor of a multi unit building and right out your window is a small, quiet canal. The best thing, really, is the high quality of everything in the unit (furniture, floors, finishes, appliances, etc.). Everything is new and cohesively designed. Extremely quiet but with a few shops and restaurants around the corner.
What could be improved: We were so comfortable inside we didn't want to spend as much time outside exploring Venice!Michelle from Australia – 9 September 2024 (10/10)
Location was very good. Quiet few street away but very central at the same time
What could be improved: Not allowed to use the washing machine and did not have an ironVanessa from Australia – 21 August 2024 (10/10)
I loved this place, it was home away from home for 11 days. Right next to a quiet canal with the odd gondola. Close to everything. Kitchen was set up perfectly. Bottle of wine, coffee, nuts, chips. Everything you could want. Would stay there again.
What could be improved: It was perfect.Renata from Argentina – 14 June 2024 (10/10)

Helpful staff, quick and trouble-free response to changes in accommodation time. The apartment on a quiet street was well-equipped.

Easy to communicate and very flexible! The place is very clean and convenient.
What could be improved: It can be noisy due to the location on the canal and the noise of the boats.Roxana from France – 23 February 2024 (10/10)
Host was great, very helpful and answered all our questions. The appartment was beyond our expectations, charming and tastefully decorated. Location is also great!
Michael from Australia – 6 November 2023 (9/10)
The apartment is located in a beautiful building in Venice, near Campo San Polo. If it's your dream to stay somewhere right on the canal, this hits all the marks. Incredibly clean and great attention to detail. Modern amenities but nods to the history of the building with the beautiful timber beams. Easy to catch the vaporetto's nearby, but also everything is eminently walkable from this location. For a great meal try heading to Ostaria Boccadoro, or catch the Vaporetto 12 to visit Burano and eat at Il Trattoria Al Gatta Nero. Had a great time in Venice and at this apartment.

This property is a great base for a trip to Venice. The bed is very comfortable (but best ask for more pillows). Well stocked kitchen. The bathroom is excellent. The whole property is clean and comfortable.
