    Great location. Very clean and comfortable room, which has everything you need. Thanks to the owner for the detailed instructions when checking in and the opportunity to leave luggage on the day of departure. We will be happy to stay at this hotel when visiting Venice.

    Situated on the quieter part of Venice within walking distance to train station and water transport points, turned out great for me.. couple of great nearby restaurants.

    What could be improved: thin wall separates the two apartment units- if the neighbor TV is loud – can be quite disturbing.. perhaps guests could be reminded to be considerate and keep noise down

    What could be improved: Difficult check-in into apartment – keys impossible to get from little lock-box, worn in exploitation by other guests, which led to 20-30 min awaiting on the street for the service staff who gave another kit of keys

    The location is perfect, situated in a quiet neighbourhood and very close to the stations, restaurants and cafes. The apartman was clean and it was cleaned during our stay. Checkin and checkout was easy to do, Gianluca was very helpful.

    Location was perfect! Comfortable bed and big room with very pretty view to the street and water!

    What could be improved: When we turn on teapot electricity down happens, we had to go downstairs each time to turn it back on, same case with hairdryer. Just for travelers, fyi so you know you can fix it)
