Locappart San Polo Overview
First Impressions
When I first heard about Locappart San Polo, I’ll be honest — I wasn’t sure what to expect from apartment-style accommodations in Venice. But this three-star property completely changed my perspective on staying in the city. You know what really struck me? The fact that they have multiple locations throughout the Santa Croce district, which actually works in your favor because you’re guaranteed to be right in the heart of things, no matter which building you end up in.
Location Magic
Here’s the thing about Venice — location is absolutely everything, and Locappart San Polo nailed it. I mean, couples are rating the location 9.2 out of 10, and honestly, I get it. You’re walking distance from the Rialto Bridge, but you’re not dealing with the absolute chaos of San Marco every time you step outside. The Santa Croce area gives you that perfect balance where you feel like you’re living in Venice rather than just visiting it. I found myself wandering through quiet campos in the morning, then being at major attractions within ten minutes.
The Apartment Experience
What I really appreciated was having an actual apartment instead of a traditional hotel room. There’s something liberating about having your own space in Venice — you can grab fresh ingredients from the local markets and actually use them. The kitchen setup varies depending on which location you get, but even the smaller kitchenettes give you enough to prepare simple meals. Trust me, after a few days of restaurant prices in Venice, you’ll appreciate being able to make your own coffee and breakfast.
Practical Comforts
Look, Venice isn’t known for modern conveniences, but Locappart San Polo manages to blend authentic Venetian living with actual comfort. The apartments feel lived-in rather than sterile — which I mean in the best possible way. You get proper storage space, decent Wi-Fi, and bathrooms that actually function well. It’s not fancy, but it’s exactly what you need. The fact that they maintain multiple properties means they’ve really figured out the logistics of apartment-style hospitality.
Why Guests Love It
After staying here, I totally understand why the location score hits 9.3 — it’s that sweet spot where you’re central but not overwhelmed. You’re close enough to walk to the restaurant districts around Rialto, but far enough from the cruise ship crowds that you can actually enjoy your morning espresso in peace. The apartment setup means you’re not tied to hotel breakfast schedules or meal times, which gives you so much more freedom to explore Venice at your own pace. For the price point, you’re getting authentic Venetian living with the backup of professional hospitality — and honestly, that combination is pretty hard to beat in this city.
Exploring Venice mixes Gothic arches, artisan mask ateliers, and cicchetti crawls along shadowy rii.

Reviews of Locappart San Polo

The apartment had two separate bedrooms and two bathrooms, so that was nice. We also appreciated the mini rooftop patio. The kitchen had everything we needed to make dinner one night and breakfast, with a full sized fridge, a stove and dishwasher. There was also a washing machine and a drying rack. The windows didn't have screens, but we didn't have any issues with mosquitoes at all, and there was air conditioning that worked really well in every room. All in all it had everything we needed. Camille was very friendly and greeted us when we arrived, and showed us around the apartment.
What could be improved: First of all the beds were probably the most uncomfortable of our entire trip. The mattresses definitely need an upgrade. The primary bathroom shower was also broken so you had to try and hold it while showering which made it a bit awkward. The washing machine was quite finicky, one time even just randomly filling itself up even though all the buttons were off. We were asked to take the garbage out, which is fine, but it was literally an exercise of chasing down a boat because they never knocked or rang the buzzer during collection time and the boat wasn't where we were told it would be. Lastly, the furniture (and the entire place really) is designed for people who are small, very small. My husband is 180 cm and he did not fit the beds, we started a head bang count after about the first hour when we were at 4 hits, and the couches didn't have a scale reference for size in the listing pictures…I am 163 cm and had a few good bangs of my own…Alison from United Kingdom – 2 June 2024 (7/10)
Camille who came to meet us on the first morning was delightful and her restaurant recommendations were good!
Location good – would have been nice to know more about the immediate area in English!
What could be improved: Frustrated by second bedroom not being prepared when we arrived at 11pm. It is wrong to assume that 2 guests booking a 2 bed, 2 bath apartment are a couple – apparently we should have clarified but I think the host should have asked. Would have been easier to deal with at that time of night if spare bedding available in the apartment.
Steepness of stairs was not advised until after it was too late to cancel. We knew there would be stairs but the steepness was a surprise. We were ok but there are some people our age who wouldn't be able to cope with the stairs even without their luggage.
Tourist info in the apartment only in French – English version is work in progress.Chris from Canada – 12 May 2024 (8/10)
the apartment was large, quiet, well maintained and renovated well, bed was firm, large enough for two adults to move around, i was locked out of two email addresses so i sent a whats app message requesting the address which came within half an hour, but then our water taxi made us wait 30 minutes,,,we still made it within the initial forecasted time schedule.
What could be improved: after you send your flight number/transportation confirmation number the address could be sent a couple days before arrival to eliminate stress.Stephen from United Kingdom – 10 April 2024 (8/10)
We didn’t have breakfast. We ate at local restaurants apart from one afternoon.
What could be improved: Everything was fine.Bryn from Canada – 30 October 2023 (9/10)

What could be improved: Washing machine malfunctionedEric from United States – 9 October 2023 (8/10)
We like the location. It was away from the overcrowded areas yet, it was near everything. We had no problems getting around and finding food and drinks nearby.
The apartment itself is very quaint. Has a dishwasher and washer/dryer combo.
What could be improved: The shower in the one bedroom was very small and the entire apartment lacked water pressure.
Also, we traveled to Italy with my mom as a 60th birthday gift…… and being on the 4th floor with no lift she didn't like. Every building in Venice is old and probably doesn't have lifts which is fine, I just didn't realize it when I booked the apartments, or realize she would have issuesRuth from United States – 30 September 2022 (9/10)
well situated and equipped
What could be improved: too many stairs and hard mattressDavid from Canada – 24 July 2022 (7/10)
Has a decent kitchen even if small, comfortable bed, and good location. They have excellent restaurant recommendations, and great staff (the woman who was checking us in found us while we were lost and guided us to the apartment)
What could be improved: The instructions sent to us for how to get to the apartment were not helpful, it costed more money and was harder to get there than what google maps suggested. As well it claims google maps doesn’t work in Venice, this may have been true once but it is no longer the case, google maps does work. I do recommend however restarting your directions every ~10 mins as sometimes in mistakes buildings as streets (only from far away however, it fixes itself whenever your close).
The underside of surfaces was also horribly dusty, they do a good job of cleaning everything visible but the underside of the bed was thick with dust.Tatiana from United Kingdom – 5 June 2022 (8/10)
Host was timely and gave useful recommendations on where to eat in the neighbourhood
What could be improved: No dishwasher so plates and cutlery weren’t that clean. Had to rewash before usingDmitri from Finland – 5 April 2022 (6/10)
Everything was very well arranged. Sophie, the agent is very friendly and helpfull.
The apartment is very well equipped.
What could be improved: The pictures on the booking.com differ from the room that we got.
The view from windows.
There was construction work in the upper floor that disturbed us much. Such thing must be informed to client during booking process.
