The room I stayed in was compact but thoughtfully arranged, which is pretty much what you expect in Venice unless you’re dropping serious money. What impressed me was how quiet everything felt once you closed the windows — no easy feat in a city built on water with constant boat traffic. The bed was comfortable enough, and the bathroom, while small, had good water pressure. You know what really made the difference? The little details like decent lighting for reading and enough outlets for your devices.

Morning Fuel

The Italian buffet breakfast hits the right notes without trying too hard. Fresh pastries, good coffee (this is Italy, after all), and enough variety to fuel your day of wandering. I mean, you’re not coming to Venice to spend hours at the breakfast table anyway, but it’s nice to start the day properly. The breakfast area has a cozy feel — nothing fancy, but you’ll find yourself lingering over that second espresso while planning your route through the city.

  Excellent location near to restaurants and bars on Fondamenta de la Misericordia by a canal, near to transport hub Fondamenta Nuove, and just a five minute walk from the Grand Canal. Fabulously welcoming owner and staff. Perfect light breakfast and you can sit in the garden to eat.
  
  My room overlooked the garden and I think you'd either get a garden or canal view. The room was clean and comfortable and good value for money.

  Loved my stay at this property and couldn't recommend it enough. Mattia was so helpful, giving great recommendations for restaurants and things to do so you don't fall into the tourist traps. The location was great with easy walking distance to the Nove stop where you can take the Alilaguna to and from the airport. It is also located in a quieter residential area, which has a welcome calm after busy days exploring in the crowds. The property was super clean, the room was spacious, and I highly recommend booking the rooms with canal view – absolutely gorgeous. Fantastic authentic restaurants and wine bars within short walking distance. The continental breakfast each day was lovely. I look forward to returning in the summer to enjoy the beautiful garden too.

  Mattia and colleague were absolutely wonderful!! Lovely home style guesthouse with tons of charm. Mattia, a native Venetian, guided us to very special places and away from all the tourist traps – priceless!! He even marked a map and ordered tickets for us. Just a very cool host.
