The building itself has that understated Venetian charm you hope for, without trying too hard to impress. I mean, you’re not getting marble lobbies or doormen in white gloves, but there’s something refreshingly authentic about the place that feels more like staying in a well-appointed Venetian home than a typical hotel.

Location & Neighborhood

Here’s the thing about Dorsoduro — it’s where you actually want to be if you’re looking to experience Venice beyond the selfie sticks and overpriced gondola rides. The Residence Santa Marta sits in what locals consider one of the best areas in the city, and couples especially seem to get this (they’ve rated the location 9.4, which is pretty remarkable). You’re close enough to walk to the Peggy Guggenheim Collection in about ten minutes, but far enough from San Marco that you can actually breathe. The nearby Zattere promenade is perfect for evening strolls, and you know what? You’ll find yourself taking that walk more often than you’d expect.

Air conditioning works properly, which is honestly half the battle in Venice during summer months. Some rooms have canal views, others look onto quiet courtyards, but either way you’re getting that authentic Venetian atmosphere without the noise that comes with being right on the Grand Canal.

Getting Around

One of the smartest things about staying here is the proximity to the Santa Marta vaporetto stop — it’s literally a few minutes’ walk, which means you can actually get around Venice without feeling like a sardine every time you need to catch a water bus. The area connects you easily to the rest of the city, but more importantly, you’re in a neighborhood where Venetians actually live and work. There’s a small supermarket nearby (trust me, you’ll appreciate this), and the morning coffee at the local bars is both better and cheaper than what you’ll find near the major tourist sites.

  The villa and neighbourhood.
  
  What could be improved: Heating not on when we arrived.It 2 hours but the staff did put on the two air conditioners to provide heat.The pulldown bed in the kitchen

  The apartment is really spacious and beautiful, set in a peaceful and quiet garden with a private entrance.
  
  What could be improved: The apartment is not well equipped in terms of crockery and cutlery.
  
  Beware: a very large cleaning fee is levied upfront. It amounted to another three quarters of the advertised price, which made this apartment much more expensive than we would have paid. Despite the cleaning fee, the floor was dirty, and we were told by the very unfriendly check-in clerk that we would have to dispose of our own garbage (which is not easy to do in Venice – there are very few garbage bins around).
  
  Overall, I liked the place, but I would not stay there again because I felt ripped off.

  What could be improved: the host is helpful but wifi is sometime not strong enough .the vehicle to travel in and out to the property is not easy to find or fullly booked (and water taxis always is too expensive.
  Many high staired bridges may harm to your suitcases's wheel if you have to walk from and to the train station to the house.

  Beautiful property.

  What could be improved: The management of the trash was very difficult. It is somenthig the host should do (at least with the recyclables)

  The property is quaint house, with a garden and well furnished. Bedroom is very spacious with a nice oriental carpet and a lovely chandelier.
  
  What could be improved: No Cafés / supermarkets nearby. Coffee / tea sachets / sugar could be provided. The garden in the property could be better maintained. The compound door locks automatically and so one must be careful to open this door with the key, before closing the front door, prior to checking out.
