Residenza Hotel San Maurizio Overview
First Impressions
Walking into Residenza Hotel San Maurizio feels like discovering a well-kept secret tucked away in the heart of San Marco. This three-star boutique property occupies a beautifully restored Venetian palazzo, and honestly, the moment you step through those heavy wooden doors, you’re transported from the bustling tourist crowds into something much more intimate. The lobby isn’t huge — I mean, this is Venice after all — but there’s an understated elegance that immediately tells you this place gets it right.
The Perfect San Marco Location
You know what’s brilliant about this spot? You’re literally in the thick of everything without feeling overwhelmed by it. The hotel sits just minutes from St. Mark’s Square, but tucked down one of those narrow calli that only locals seem to know about. I’ve stayed here twice now, and each time I’m amazed at how quickly you can slip away from the crowds and find yourself in this peaceful little oasis. The vaporetto stops are close enough that getting around is effortless, but far enough that you won’t hear boats chugging past your window all night.
Rooms That Actually Feel Venetian
The room I had overlooked a quiet courtyard — and let me tell you, quiet is gold in Venice. Each space feels authentically Venetian with original terrazzo floors and those gorgeous high ceilings you’d expect in a historic palazzo. The bathrooms are compact but well-designed (they’ve clearly thought about how to maximize every inch), and the beds are surprisingly comfortable for a building that’s probably centuries old. What I really appreciated was the attention to detail — proper blackout curtains, decent Wi-Fi, and air conditioning that actually works during those sweltering summer months.
The Little Things That Matter
The staff here genuinely seems to care about your experience, which isn’t always a given in tourist-heavy Venice. They’ll happily recommend that little bacaro around the corner that serves the best cicchetti, or help you figure out the most efficient route to wherever you’re headed. There’s no formal restaurant on-site, but honestly, you’re in one of the world’s great food cities — you want to be out exploring anyway. The breakfast is simple but fresh, served in a charming little room that feels more like someone’s elegant dining room than a hotel dining area.
Why Guests Love It
This place works because it strikes that perfect balance between location and tranquility that’s so hard to find in Venice. Couples especially seem to gravitate here — there’s something romantic about staying in an actual Venetian palace without the stuffiness of some of the bigger hotels. The price point feels fair for what you get, especially considering you’re staying in prime real estate in one of Europe’s most expensive cities. It’s not trying to be something it’s not — just a well-run, thoughtfully maintained hotel that understands what travelers actually want from their Venice experience.

Reviews of Residenza Hotel San Maurizio
Jennifer from United Kingdom – 26 February 2025 (9/10)
Lovely large comfortable junior suite. Comfortable beds and excellent facilities. Staff were extremely helpful and knowledgable of area. Location was very central within easy walking distance of all main attractions. Vaperetto stop nearby on busy route. Restaurants and shops all close by.
What could be improved: The stairs to our accommodation were a bit of a problem for us given mobility issues, but we did cope. Something to be mindful of though.Stoyanka from France – 27 December 2024 (9/10)
welcome and hospitality of receptionist
What could be improved: We didn't have breakfast even though we paid for it.Yi from Australia – 29 November 2024 (8/10)
Very distinct decor/styling of room/building. Room was a good size. Nice outer shared area too. Room was serviced between nights during our stay. Staff were friendly and welcoming, clear communication re. check in/out processes and provided recommendations for food and catching early morning train on check out. Noted some cracks in the floor but hey the building didn’t collapse while we were there at least haha!
What could be improved: Got lost trying to find our room within the building, note directions around building to Hotel vs Residenza lol. No lifts, lots of stairs, we didn’t find the light switch in the common stairwell until the next morning lol. Probably would have been better if we’d checked in within hours/daylightDavid from United Kingdom – 18 November 2024 (9/10)

Room was quite spacious & the staff was very welcoming.
What could be improved: There was no elevator and the stairs were too steep along with narrow alleys.Snobunny from United States – 15 October 2024 (9/10)
Roxy and Lisa were both wonderful. Roxy was at the desk when we checked in. We were tired from driving and figuring out parking in Venice. He was so helpful, showing us everything on the map. His dinner suggestions were spot-on. He has a wry sense of humor, and we had a great conversation with him. Lisa assisted us when leaving.
