Residenza oleandro rosa Overview
First Impressions
Walking into Residenza oleandro rosa feels like discovering a well-kept secret tucked away in the maze of Venice. This three-star property sits right in San Marco — and I mean really in the heart of things, not just claiming to be. You know that feeling when you find a place that’s perfectly positioned but somehow manages to feel intimate rather than touristy? That’s exactly what you get here.
Location & Getting Around
Honestly, the location is pretty much unbeatable. You’re literally steps from St. Mark’s Square, but here’s the thing — you’re on a quieter side street that locals actually use. I watched residents heading to work in the morning while sipping coffee, which felt refreshingly authentic. The property scored 9.9 for location, and after staying here, I totally get why. You can walk to the Doge’s Palace in about three minutes, hit the Rialto Bridge in ten, but when you want to escape the crowds, you just duck back to your peaceful little corner.
The Room Experience
The room I stayed in was compact but thoughtfully designed — typical Venetian style where every inch counts. What struck me was how they managed to fit everything you need without making it feel cramped. The windows opened onto a narrow canal view (well, sort of a glimpse between buildings), and you could hear the gentle lapping of water below. The decor leans traditional Italian with modern touches — nothing fancy, but everything works well together. The furnishings are comfortable and well-maintained, creating an inviting atmosphere.
Daily Life at the Property
Mornings here have this lovely rhythm to them. The staff genuinely seems to care about making your stay work, offering solid local recommendations that go beyond the obvious tourist spots. They pointed me toward a tiny bacaro around the corner that I never would’ve found otherwise. The building itself has character — you’re staying in a piece of Venice’s history, with those slightly uneven floors and thick walls that tell stories. It’s not a modern hotel experience, but that’s exactly the point. The atmosphere encourages you to slow down and truly experience the city.
Why Guests Love It
Couples especially seem drawn to this place, and I can see why — there’s something romantic about being so central yet feeling like you’ve found your own private Venice hideaway. The 8.5 rating reflects what you actually get: solid comfort, unbeatable positioning, and that authentic Venetian atmosphere that’s getting harder to find. You’re paying for location here, but it’s the kind of location that transforms your entire Venice experience. Instead of rushing to catch water buses or navigate confusing directions, you’re already where you want to be. This property delivers genuine value for discerning travelers seeking an authentic Venetian experience.
Savvy travelers reserve a hotel in Venice before acqua alta alerts to snag suites with private fondaco docks.

Fabulous location. Rare courtyard space to enjoy the outdoor air and listen to the singing gondoliers.

Location was great . Very comfortable and spacious. Great value for money. Easy to access and find.
What could be improved: Could do with updated linen, towels and decor etc . Front yard needs some work to make it nice to sit in .Sara from United States – 14 October 2024 (8/10)
It was next to a canal and in a good location to walk to most sites. Had a living room, kitchen, bathroom and bedroom. Full size Umbrellas provided. Small refrigerator in kitchen.
What could be improved: I had a very hard time getting in contact with the host to gain entry to the apartment. I called booking.com customer service after trying to reach him for 2 hours. Then he messaged me on WhatsApp to tell me there is a code to get the keys from the lock box. I wish the code had just been given in the instructions. It was pouring down rain and we had all of our bags and had nowhere to go.Patrizia from Switzerland – 13 October 2024 (9/10)

Location was awesome. We sat in our patio garden and watched the gondolas pass on the small, quiet canal next to us. Nicely close to piazza San Marco.
What could be improved: The owner wants to use what’s app which was challenging for us to access as fist. Wish we could have worked thru text or email.Doru from United Kingdom – 19 August 2024 (9/10)
Beautiful accomodation in a great location, 2 min walk to a local shop, 5 min walk to San Marco square. Very clean, spacious for a family of four, with a fully equipped kitchen and a nice garden, with gondolas passing along one side of the fence. Tip: the best way to get to the accomodation is to take the public transportation to San Marco square and walk from there. Definitely considering returning at some stage.

What could be improved: There was nothing to fault.Anastasija from Lithuania – 6 June 2024 (9/10)
Just a wonderful place! In the mornings we had our breakfast in a private garden, gondolas floated by and the gondoliers sang songs, greeted ciao bella! musicians played the guitar. The apartment is next to the opera house, in the evenings we listened to opera soloists rehearsals. Outstanding Venetian atmosphere! The apartment has everything you need, it is clean and cozy. We called the apartment our Italian villa. The host is friendly and provided all the necessary information. Self check-in was smooth, we found the location easily. We are delighted to have stayed in this special place. I recommend it wholeheartedly.
