Honestly, the place doesn’t scream “fancy hotel” from the outside – it’s tucked into one of those classic Venetian buildings with weathered brick and arched windows, but once you step inside, well, it’s like stepping back into a quieter, more elegant side of the city. The lobby’s small, with these old wooden beams overhead and a faint scent of polished oak mixed with that briny canal air – nothing overpowering, just enough to remind you you’re in Venice proper. Check-in was a breeze; the staff – a mix of locals who actually live in the neighborhood – chatted with me about the best time to hit the nearby Jewish Ghetto for cicchetti (those little Venetian tapas, you know?), and they even pointed out a shortcut to Strada Nova for avoiding the tourist throngs. I mean, it’s not perfect – the elevator’s tiny, like most in these old palazzos, so if you’re hauling big luggage, brace yourself for some maneuvering.

What really sold me on Tiepolo 3, though, was how it balances that 4-star comfort without feeling stuffy or overdone. My room overlooked the fondamenta, and mornings started with the soft hum of boats puttering by – not the chaotic Grand Canal roar, but something more mellow, especially in the off-season when Cannaregio quiets down after dark. The bed was plush, with those crisp white linens that make you sink right in after a day of pounding pavements, and the bathroom had this rainfall shower that, honestly, saved me after getting caught in one of those sudden Venetian downpours. Breakfast is served in a cozy courtyard (weather permitting – it can get a bit drippy in winter), with fresh pastries, local cheeses, and coffee that’s strong enough to wake you up for an early walk to the Rialto Market. It’s not huge, but that’s the charm – feels intimate, like you’re staying with friends who know the area. Oh, and a small critique: the Wi-Fi can be spotty in the evenings when everyone’s streaming, but hey, who needs it when you’ve got views like that? The neighborhood’s a gem too – pop over to the Ponte delle Guglie for a gelato, or wander to Campo dei Mori for some history without the lines. It’s that sweet spot where you’re close enough to the action (a 20-minute walk to San Marco, if you’re ambitious) but far from the noise of tour groups stampeding through.

Look, if you’re the type who wants an authentic Venice stay without the hype, Tiepolo 3 is it – sort of like discovering a hidden osteria that locals swear by. I’ve been back twice now, and each time it reminds me why Cannaregio’s my favorite sestiere: less flash, more soul. Sure, it’s not the cheapest, but for a solid 9-rating spot with that genuine feel, you’d be hard-pressed to find better. Just book ahead in summer – it fills up fast with repeat visitors like me.

    Everything was great, the house was clean, great location, right next to the water bus stop! The service staff was very kind! There were restaurants nearby that served great fish dishes, the fish was freshly caught in the morning, there were cafes where we went for freshly baked buns/croissants every morning! We recommend it, because we will definitely come back!

    What could be improved: The water temperature level was difficult to adjust at times.

    Pleasant location, right next to the canal and water bus stop. Spacious, comfortable apartments that have everything you need for life. Interesting authentic interior. Nice patio. The equipment is fully operational. Friendly, caring, responsible staff

    Somebody met us at the railway station to take us to the apartment, giving us lots of city advice.
    We were able to keep our suitcases in the apartment until 5:00 pm the day we left, so we didn’t need to pay for lockers.

    Great location, spacious apartment, real Italian vibe

    What could be improved: I spoke to someone via booking in English, but hosts are elderly people speaking only Italian and French. Comforters without the covers, random cutlery and plates in the kitchen. Apartment is really nice, but needs someone to do general cleaning.

    Very nice space in a lovely location, looking onto the canal. Food nearby is good, walk to St Marks square is about 25 mins and very nice

    What could be improved: Shower was very inconsistent, sometimes hot, sometimes cold. The owner was brusque and, when we reported that we did not have the correct bedsheets for the main room, accused us of having lied about our problem and when we proved it did not apologise.

    Generally lovely. Great location.

    What could be improved: Air con above one of the single beds broke, which wet the bed and it wasn't sorted whilst we were there. Caused issues with comfort.
    Also garden terrace was advertised, but we were recommended not to use.

    There is a water bus stop in front of the house. The house is in the Jewish quarter. If you are looking for a kosher restaurant or synagogue you are in right place. It is also very close to Canal Grande and to train terminal. The house is quiet, the windows face a quiet garden.

    What could be improved: We were informed upon arrival that we were not allowed to touch the heating controls. The heating was not working at all. Hot water was available most of the time but had outages. Most of the furniture was from the dump. The apartment is full of dust. There were dirty dishes in the kitchen. The kitchen equipment is inadequate. Only the floor is clean in all rooms. The best room in the apartment is the bathroom, which is new and clean, but also unheated. The person communicating via Whatsapp asked us to send photos of our passports! I provided all the details, paid long in advance, but was still insultingly asked to supply passport photos. This person is very aggressive needs professional help. I have been traveling all my life, this was by far not the worst apartment, but definitely the worst accommodator.
