The best characteristics of it is its location, it is great. Very close to the Arsenal area and in ~5-7 mins from St Mark square, also very close to the waterbus station. The appartment has all the basic necessary equipment: simple coffee maker / kettle, kitchen, fridege, washing machine, etc. Grocery store Balio also nearby ~5 mins by walk. Bakery is literaly 10 steps away from the door. Also the street is quiet
The appartment consists of 2 rooms: bedroom and hall/kitchen. The bedroom can accept 2 adults, and the hall can accept up to +2 guests with extra beds.

I can definitely recommend this appartment for the single travelers, couples or families with not too small kids. Group of friends maybe okay too.
50/50 recommend it for 2 couples – even if technically the appartment can accept 4 people, there will be no proper isolation. The extra beds will be located in this shared hall/kitchen area. Also the the extra beds are *very* noisy.
Hard no for couples with small kids – the appartments are located on the 3rd floor, and the entrance to the appartment are the stairs that are technically inside the appartments. These stairs are not isolated, there is some kind of protection barrier but it is too loose
What could be improved: Could be cleaner, quite dusty under the beds. Also the water boiler seems to be old or not correctly configured – it is hard to set the warm water in the shower, and once set it can maintain the temperature for only one-two minutes, the water comes cold again quite quickly. So no long hot showers 🙂

I loved the location. We were within comfortable walking distance of everywhere we wanted to see (Doge's palace, Piazza San Marco, Grand Canale, and so many wonderful restaurants, shops, and too much to list. The room was spotless and comfortable. It was a great place and would stay again. The hosts were accommodating.

Very clean, nice area not far from water ferry. It was up from all the touristy things but close enough to walk to them .

The location is good. The managers of the place communicated with me very politely.
What could be improved: After I made a booking on Booking.com, right before the trip the manager contacted me and asked me to make a check-in on their website. I agreed, filled everything out on the third-party site, but it turned out that I had to pay a deposit of 100 euros. (I'm not sure if this condition was specified at the time of my booking on booking.com, maybe it was – but I didn't pay attention). I wasn't agree, but I had no other choice but to pay – it was too late to look for another place. I paid the deposit.
But then I regretted that I didn't read all the terms carefully in the earliest beginning: the day before I left I was warned that you can't leave garbage in the apartment and you have to take it with you. Or take it to some station early in the morning. The fine is 100 euros. On the street in Venice you can't throw your trash anywhere. This was my 3rd trip to Venice but it was the first time I encountered such an attitude. I came there with my family – my wife and 2 small children, with 5 bags. And now I had to think about the garbage on the day of departure. The feeling of rest and relaxation was replaced by stress. A very unpleasant residue remained. Our host Bernadetta was exceptional in the months leading up to our arrival. I had not travelled overseas since I was a child of 11 years and I was anxious about the arrangements, which my wife and I did by ourselves without a travel agent. Bernedetta answered all my questions in detail over a period of about four months before we left and left no stone unturned to assist us.
