  This is a great hotel. It’s a very convenient place to stay. It’s near to the one of the water bus station. The staff is very friendly and polite. I love the room, the air filter inside, and the lighting is definitely giving. I wish I could stay more. I like the breakfast, too.

  What could be improved: The room was so hot, so a fan in the room would have been good.
  Air conditioning not switched on for the season, so offering fans if required would be a good idea.

  Our room review applies to the annex, which was fully renovated less than a year ago. The room was very spacious (it had an entrance foyer, a large bathroom, and a walk-in closet (in Venice!!). The bedroom was large by any standard, had a king-size bed, and was impeccably clean. The breakfast was very good, nice variety of food, very attentive staff. We would gladly give this hotel 6 points out of 5 if the review system allowed it. Would love to come back and stay there again..

  This is a complete gem in venice! Perfect location, amazing clean room, comfortable and great modern bathroom with lovely walk in shower. Very delicious breakfast too! Everyone was so nice and welcoming, if we ever come back to venice this will be the place thank you

  The hotel is conveniently located near the San Stae water bus station, making arrival and departure effortless. From the moment we arrived, the staff were incredibly welcoming, assisting with our luggage and providing helpful insights about the city and transportation.
  
  Our room was spacious and situated in an external section just outside the main building, offering extra privacy while still enjoying a beautiful canal view. The hotel is in a quiet neighborhood, yet just a short walk from excellent restaurants and the city center.
  
  Breakfast was fantastic, with a wide variety of options, including a full English breakfast, fresh fruits, pancakes, and more.
  
  Overall, a wonderful stay—I highly recommend this hotel!

  The staff is like a ray of sunshine. I'm usually not a morning person, but the attendants who bring in the breakfast buffet are in such a good mood that it’s contagious, and you automatically feel happy too
  
  What could be improved: Small nitpick: The stone floor in the room was quite cold. It would be fantastic if the Hotel could provide a pair of slippers for rooms with this type of flooring.
