Check-in was a breeze; the owner, this friendly guy named Marco, greeted me with a espresso and some tips on avoiding the tourist traps – like steering clear of the overpriced gondolas near the Rialto and hitting up the local bacari for cicchetti instead. No fancy lobby or anything, just a cozy reception that feels more like popping into a neighbor’s place.

What really won me over, though, was how the place captures that authentic Venice vibe without trying too hard. The rooms are on the smaller side – well, it’s a 3-star spot in a city built on water, so space is at a premium – but mine had these high ceilings with exposed wooden beams that made it feel airy, and the bed was surprisingly comfy, with crisp linens that smelled faintly of lavender (probably from whatever detergent they use). I lucked out with a view of a narrow rio, and mornings started with the soft lapping of water against the walls and distant church bells – sort of magical, especially in the off-season when things quiet down after 9 PM.     Location is great, close to the train station in a not so touristy area. The place was super clean, spacious and comfortable. They let us have a bit of a later check-out and leave our bags there before we had to leave.

    What could be improved: Someone knocked on our door to remind us that check-out was at 10:30, despite having arranged a later check-out time and still having time remaining.

    Excellent location with comfortable furnishings. A B&B minus the second B on a quiet side street a short walk from everything.

    What could be improved: Communication with staff was a bit difficult and it was a bit overpriced for just lodgings.

    Very close to the bus and train station… very easy to find it with GPS on Google maps..we arrived few hours earlier and they let us leave our suitcases inside, and we were able to check in a bit earlier! Very helpful and kind personel,we stayed in the top floor room, it was spacious and clean,with everyday cleaning.you can use the coffee machine or fix a tea in the kitchen Very easy and it's a good way to start the day. you have absolute privacy! Very quiet area, and you can go in all the main attractions pretty quick! There's a super market pretty close! The bed was perfect (specially for the back problem that I have), and you got two pillows. Warm water all the time!!! And it was always more than enough for us two!!! If I ever go back to Venice I will totally go there again!!!! Book it with no second thoughts!!!

    What could be improved: There was nothing about the property that was displeasing. These mentions are just things I did not know. Lots of steps but manageable. I didn’t realize that the common space was shared with other guests. It was not a problem for us. I just knew we would be up early and back late.

    Really lovely small guesthouse with comfortable rooms and a shared kitchen space. We really appreciated the kitchen and the ability to make coffee/tea and simple breakfast. Location is away from the touristy areas but still only a 20min walk to most attractions. A wonderful place to stay in Venice!

    A short walk from station and in very much a locals areas. Less touristy. Realtively easy to find (as far as finding anything in Venice)
