I remember stumbling upon the New Central and Spacious during one of those misty autumn trips to Venice – you know, when the crowds thin out a bit after summer, and the air has that crisp, salty tang from the lagoon. I’d been wandering the narrower calli of Castello, dodging the occasional delivery cart and inhaling the faint whiff of baking bread from a hidden forno around the corner on Calle del Forno. Honestly, finding this place felt like a win after lugging my bag over a couple of those arched bridges – it’s tucked right off Campo Santa Maria Formosa, that charming square with its lopsided church tower and locals chatting over espresso at the outdoor cafes. No cars here, obviously, since it’s Venice, but if you’re arriving by vaporetto, hop off at San Zaccaria (just a 10-minute stroll away), and you’ll avoid the mad rush around Rialto or San Marco. Check-in was a breeze – the staff, a mix of friendly Venetians and a guy who sounded like he was from the mainland, handed over the key with a quick rundown of the neighborhood spots, like that great cicchetti bar on Fondamenta dei Ormesini if you’re into small plates and ombre (that’s what they call glasses of wine here, by the way). The lobby’s got this fresh, modern vibe – think sleek marble floors that echo your footsteps softly, and big windows letting in that golden afternoon light off the canal.

What really sold me, though, was how the rooms live up to the name – spacious in a city where most spots feel like glorified closets. Mine overlooked a quiet rio, with these tall ceilings and crisp white linens that smelled faintly of lavender detergent; I mean, after a day pounding the pavements, sinking into that king bed was pure relief. It’s a four-star setup, but it doesn’t scream “touristy luxury” – more like a thoughtful reno of an old palazzo, with exposed brick walls here and there adding character without the musty feel some historic places get. Breakfast is solid, served in a sunny courtyard (weather permitting – Venice can be drizzly in fall), with fresh cornetti, yogurt, and decent coffee that actually wakes you up, not the weak stuff you find in some budget joints. Oh, and there’s reliable Wi-Fi, which mattered when I needed to book a last-minute gondola ride – but fair warning, the signal dips a tad in the evenings when everyone’s streaming. Noise-wise, it’s peaceful for Castello; you might hear church bells from Santa Maria Formosa or the distant hum of a water taxi at dawn, but nothing like the chaos near the Grand Canal. One minor gripe? The bathroom’s modern with a rain shower, but the hot water takes a second to kick in – sort of a Venice plumbing quirk, I suppose.

All in all, if you’re after that authentic slice of La Serenissima without the San Marco hordes, this spot’s a gem – rated a solid 9.4 for good reason. It’s central enough to hit the Arsenale or the Biennale gardens on foot (about 15 minutes east), yet tucked away so you can unwind like a local. I’ve stayed in pricier places that felt stuffy, but here, it’s got that effortless charm – well worth it for couples or solo travelers craving space and serenity. Just pack light; those stairs to the upper floors are no joke if you’ve overpacked.

    Very clean & cosy with everything you need all provided. A short walk from the public boats, piazza San Marco, shops, restaurants & a shop where you can buy toiletries. There is a lift to the apartments.

    What could be improved: Would have been great to have an electric kettle rather than a stove kettle.

    Excellent location in a quiet local neighbourhood that was walking distance to St Marks Square. Great restaurants nearby. Two bed, two bath perfect for two couples. Well equipped kitchen.

    I loved the house, the location was very good and there were a lot of eating joints and cafes around. The highlight was a big local market nearby and the concert at the church of San Vidal. The host Alessia was very warm and helpful.

    Amazing location – property was beautiful inside and great views of the canal. I sat watching the gondolas whilst having a coffee or aperol 🥰
    Alessia met us at the water taxi drop off and gave us everything we needed. Such wonderful touches having a bottle of Prosecco and biscuits for us. Would definitely recommend and we will be back.
