I arrived in the late afternoon during shoulder season – early October, when the crowds thin out a bit but the weather’s still mild – and the check-in was a breeze. The owner, this chatty local guy named Marco (or was it Matteo? Anyway, super friendly), handed over the keys with a quick rundown of the neighborhood, warning me about the high water if it rains hard. No elevator, mind you – it’s one of those historic buildings, so hauling your bag up a flight or two of creaky wooden stairs is part of the charm, or a minor hassle depending on how much you packed.

What really won me over was how it captures that authentic Venice vibe without trying too hard. The rooms are cozy, sort of compact like most places here – mine had this exposed brick wall and a window overlooking a quiet side canal, where you’d hear the occasional splash of a gondolier’s oar in the mornings. The bed was firm but comfortable, with those heavy damask curtains that block out the early light, and the bathroom, well, it’s basic but spotless, with decent water pressure (a rarity in some older spots). Breakfast is included – nothing extravagant, just fresh croissants, coffee that packs a punch, and some fruit served in a small communal area downstairs that smells like espresso and old stone. I mean, it’s not the Ritz, but for a 3-star joint with a 7.6 rating, it punches above its weight. You’re steps from the Jewish Ghetto – pop over to Gam Gam for kosher eats if that’s your thing – and a short wander to the Rialto Bridge, but without the constant buzz of tour groups that plagues San Marco. Oh, and parking? Forget it; this is Venice, so leave the car at Piazzale Roma and embrace the walking (or water taxi if you’re splurging). One downside: it can get a tad noisy at night from folks chatting in the alley below, especially on weekends, but earplugs sorted that out for me.

All in all, if you’re after a no-frills stay that feels genuinely Venetian – think less polished luxury, more lived-in warmth – Residenza Tiziano is a solid pick. It’s perfect for budget travelers who want to dive into the real Cannaregio scene, maybe grab a cicchetti at a nearby bacaro like Al Timon after dark. I left feeling like I’d gotten a true slice of the city, you know? Just book ahead in summer; it fills up fast with folks escaping the pricier spots across the canal.

    The room is not very big but quite comfortable. There are enough dishes in the kitchen. One separate bedroom and a walk-through room. Very convenient location. Nearby is a water transport stop which is very convenient. The store is nearby and the center is also 10 minutes away.

    What could be improved: The bed-sofa in the walk-through room is not very comfortable. You keep bumping into the metal of the folding bed. And the sound insulation from the upper floor is very poor. People were getting ready to leave at night and you could hear them walking, talking, closing a suitcase. We really couldn't sleep, even headphones didn't help. And it would be nice if there was a common coat rack. This is a wish for the future owners.

    I really enjoyed the view from the window on the third floor of this quintessential old venetian home. The apartment was spacious and comfortable with air conditioning and a well-equipped kitchen. The kitchen window allowed us a small view of the busy ocean front and allowed us to enjoy some fresh air as well.

    What could be improved: The bathroom enclosure needed a little work but I am sure next time I visit that it will be fixed. The lighting in the bathroom could be a little better too. Apart from that, the price could obviously be better since it is a third floor apartment with alot of stairs.

    Nichola sent very clear instructions on how to get from the airport to the property eg which coloured line we needed to take. Then how to get from the boat stop to the house. We were met and shown where everything was and how to use the heater etc. The property is well placed. It was a 20 min walk to St Marks Square or Rialto Bridge or the railway station. It was quiet but we felt very safe. The shower was nice and hot and decent and the bed very comfy.

    What could be improved: The only slight criticism is that it could have done with some kitchen utensils such as a spoon/fish slice. A couple of nights we opted to stay in to eat as we were tired. The kitchen was well stocked with pots, pans, glasses, cutlery, sharp knives, there were no other utensils.

    Location is convenient. Ferry port is about 3mins walk from the place. The room is cozy and bed is comfortable. Having a stove and cooking utensils are a plus.

    What could be improved: The internet is very slow. The corridor/stairs leading up to our room smelt like there was a dead rat for a day though we could not really find where the smell was coming from
