Residenza Veneziana – CIN ITO27042C22B18C2YZ Overview
First Impressions
Walking up to Residenza Veneziana – CIN ITO27042C22B18C2YZ feels like discovering a well-kept secret tucked away in the Santa Croce district. This three-star property sits quietly on a typical Venetian street, and honestly, that’s exactly what you want — close enough to everything but far enough from the tourist chaos. The entrance is understated in that effortlessly elegant way that Venice does so well, and you immediately get the sense that locals actually know about this place.
Location & Neighborhood
Here’s what I love about the Santa Croce location — you’re genuinely in Venice, not just visiting it. The area has that authentic residential feel where you’ll see Venetians going about their daily lives, picking up groceries or chatting with neighbors. You can walk to the Rialto Bridge in about ten minutes, but you’re also perfectly positioned to explore the quieter campos and discover those little bacari (wine bars) that don’t make it into guidebooks. The Piazzale Roma and train station are close enough that you won’t be dragging luggage through endless bridges, which anyone who’s been to Venice will tell you is a blessing.
The Rooms
The accommodations strike that sweet spot between traditional Venetian character and modern comfort. You’ll find rooms that actually feel like Venice — think exposed beams, terrazzo floors, and windows that open onto quiet courtyards or canal views. The bathrooms are updated without losing the building’s historic charm, and there’s proper air conditioning, which you’ll appreciate during those humid summer months. What impressed me most was the attention to soundproofing — Venice can be surprisingly noisy with all that foot traffic echoing off stone, but the rooms here offer genuine peace.
Daily Life at the Hotel
The staff here operates with that relaxed professionalism you find at well-run smaller properties. They know the neighborhood intimately and will point you toward the good osteria around the corner or tell you which vaporetto stop to use depending on where you’re headed. Breakfast is served in a charming room that feels more like someone’s elegant dining room than a hotel restaurant. It’s nothing fancy, but the coffee is proper Italian strong, and they source pastries from a local bakery that clearly knows what they’re doing.
Why Guests Love It
Couples consistently rave about this place, and I can see why — there’s something inherently romantic about staying somewhere that feels like a Venetian apartment rather than a tourist hotel. The combination of the peaceful location, authentic neighborhood atmosphere, and that perfect balance of privacy and accessibility really works. You’re close enough to walk to San Marco or catch a water taxi to Murano, but you can also just wander the local streets and stumble upon those magical Venice moments that happen when you’re not following a tour group. For the price point, you’re getting genuine Venetian character without sacrificing comfort.
Venice’s apartments welcome families with vaporetto passes, kitchenettes for market hauls, and bridges leading to Lido playgrounds.

The home (and it is a home, not an apartment) was lovely and gave what we felt was an authentic experience of living in Venice. There is a supermarket just around the corner and it's a short walk to the Grand Canal, train station and bus station. The layout makes it very family-friendly and there was sufficient space and equipment for a very comfortable stay. We got the impression there are places to eat in the back streets everywhere in Venice, and here was no exception; some lovely little restaurants and bars (and gelato shops) all within a short stroll.
What could be improved: The only real challenge for us was the preparation for our trip. Not having access to online payment facilities made it challenging to deal with the pre-arrival payment of the city taxes. This caused a fair bit of stress while we were travelling in other countries before arriving in Italy, but once done was quickly moved on from.Fernando from Costa Rica – 20 August 2024 (9/10)
Excelent location walking distance from the train or bus station
What could be improved: No Air Conditioner and Venice is HOTStefany from Australia – 9 August 2024 (9/10)
The location is fantastic! We especially enjoyed the retro interior and the amazing gardens that the kitchen and bedroom look out over. We couldn't have been happier, perfect for a family with kids.
What could be improved: Can't fault the place – it was great!Williamson from Canada – 2 August 2024 (9/10)
We loved that this was a traditional apartment. It is in a great area of the city, easy to get to, quiet at night, but close to everything. There was a cold bottle of water in the fridge and coffee for the morning.
What could be improved: We liked everything about the apartment. Would just recommend they update their prices for things like the water taxi and maybe include instructions on how to get the ticket. This was the only place in Europe we found challenging to buy a ticket as not every water taxi station can sell and validate the tickets.Kramer from United States – 8 July 2024 (9/10)
It was a very short walk from the train station, and close to restaurants and food stores. Nothing in Venice is very far away. And it was a cool experience to stay in a home where the owners had themselves been raised.
What could be improved: When we first arrived, everything was dark and it took us a while to find the light switches. We were there during an extra hot period, so we missed air conditioning. However, if temperatures had been more seasonable, it would not have been an issue.Steve from United States – 27 June 2024 (9/10)
This is a fabulous little apartment in the Santa Croce area of Venice, only a short walk from the Venice train station. Be aware you have to lug your suitcases over a couple of bridges with stairs to get there, but it is manageable. It had a homey feeling, and it was the home where the hosts grew up. Was nice to open up all the windows (and pull the screens to keep the bugs out) and hear the sounds of Venice. The trash-man sang as he made his rounds, and the sounds of someone playing (very well, I might add) a violin echoed through the courtyard. The kitchen was small, but very well appointed and had everything we would need. There was a grocery store (Conad) a minute away and the Santa Croce neighborhood had a couple of bakeries where we got croissants and cappuccinos.
What could be improved: One bedroom had two twin beds, meaning a second couple could not comfortably sleep together. Really not much could be done about that. The room is too small for a double bed. The apartment had a very pretty loft/attic area with a single twin bed, but would be difficult for an adult to actually use.Tahlia from Australia – 18 May 2024 (9/10)
Nice place to stay, windows open onto a courtyard, just a short walk from the train station, comfortable beds, the host was nice and a good communicator and the directions to find the place were very clear
What could be improved: The house smelt of smokeHooi from Malaysia – 10 November 2022 (9/10)
Thecleanliness is perfect, kitchen is well equipped and clean, the bed is comfortable. The host is very nice, providing clear instruction and suggestion. I like to experience how local life is and the property is able to let me experience it. the location is quiet and is very near to the train station. there is a market nearby(conad), only 1 min walk. I will strongly recommend to stay at this property.
What could be improved: it will be best if washing machine is provided. other than that, all good.
