This hotel sits in that sweet spot where you can walk to St. Mark’s Square in minutes, but you’re not dealing with the constant stream of day-trippers right outside your window. I mean, you’ll still hear the occasional water taxi, but that’s just Venice for you. The narrow streets around here are perfect for those early morning walks before the city wakes up, and you’ll find some genuinely good local spots tucked between the tourist restaurants.

The Rooms

The rooms are what I’d call smart rather than spacious — this is Venice, after all, where every square meter costs a fortune. What impressed me was how thoughtfully everything was arranged. The rooftop element really comes into play here, with many rooms offering those glimpses of terracotta tiles and church domes that make you remember exactly where you are. The bathrooms are compact but functional, and honestly, the beds are more comfortable than you’d expect for a three-star property. You know what really works? The way they’ve managed to fit in proper storage without making the space feel cramped.

Obviously, with a name like Rooftop 3999, you’re expecting something special up top — and you won’t be disappointed. The rooftop area gives you those postcard views of Venice that you came here for, but without the crowds you’ll find at the more famous viewpoints. It’s particularly magical in the early evening when the light hits the water just right and you can see the Campanile rising above the surrounding buildings. This is where couples really seem to connect with the place (which explains those high ratings for romantic trips), and I get it — there’s something about having Venice spread out below you that makes the whole experience feel more intimate.

  Die Wohnung liegt in perfekter Lage zu den zentralen Sehenswürdigkeiten. Der Blick über die Stadt ist atemberaubend. Die saubere, gut ausgestattete und renovierte Wohnung ließ keine Wünsche offen. Ein Lebensmittelgeschäft ist 50 Meter entfernt und man bekommt dort alles was man braucht. In der Küche fehlt es an nichts. In dem bequemen Bett haben wir gut geschlafen. Das Bad ist geschmackvoll und mit der Waschmaschine und Trockner gut ausgestattet. Die Vermieterin Barbara hat uns herzlich willkommen geheißen, uns nützliche und gute Tipps für unseren zweiwöchigen Aufenthalt gegeben. Das WLAN funktioniert gut.
  
  What could be improved: Um diesen wunderbaren Ausblick aus der Wohnung genießen zu können, muss man die Treppen in das dritte Stockwerk in Kauf nehmen.

  The apartment was new, with everything what you need in the kitchen and in other rooms. Very comfortable bed. Good location, strong wifi. A grocery store is just around the corner.
  
  What could be improved: There are really challenging stairs to climb to get to the apartment. Even 88 steps:) So with no health problems and small luggage it's ok.
  I had a "fortune" to get a towel with some spots. I understand it was washed, but old spots does not set positively.
  I think it would be nice to get just simple map with the exact places and maybe photos where to leave rubbish instead of a lot of formal information sent late in the evening.
  The rules of the apartment say that it should be quiet from 23:00:00 to 07:00:00. And it's ok. But just FYI neighbours are not so quite or there is just not so good isolation, because you can hear TV, talks, hair dryer early in the morning and some good dinner smells in the evening.
  I have a suggestion for a clothes hanger only at the entrance of the apartment. Because when it rains, you don't want to put wet clothes in the closet or on the furniture. It would be more convenient to leave them only after entering.

  The location is excellent. St Marcos is a short walk. The apartment is nice and spacious and very clean. The AC was excellent by European standards.
  
  What could be improved: The Stairway to the apartment is difficult. It might prove to be part of a good fitness program for a younger person. With our luggage, it was challenging.
  
  Barbara recommended a Water Taxi to get to the apartment which proved to be an expensive mistake. For a few more steps from the dropoff point we could have saved 80€ to use the public Water Bus.
  
  We did not appreciate being told to haul our trash some five blocks away at very inconvenient times.
  
  We found the overall reception or onboarding process to favor the management and the locals over the customer.

  Newly renovated, super clean, cozy, bright, at a great location, 5-minute walk away from Rialto. The view is amazing even if you don’t get to see the water. Smells Venice. Amazing host.
