This little property sits right at address 3017 in the Sestiere de San Marco — and I mean right in the heart of everything, which can be both a blessing and, well, something you need to prepare for.

The Location Reality

Here’s the thing about staying this close to St. Mark’s Square — you’re literally steps away from the Basilica, the Doge’s Palace, and all those iconic spots you’ve seen in movies. I could walk to the famous square in about three minutes, maybe four if I stopped to peek into shop windows. The location score of 8.7 makes total sense once you’re there, and couples especially seem to get it (they rate it 9.3, which is pretty impressive). But honestly, being this central means you’ll hear the buzz of tourists during the day — it’s Venice, after all.

The Room Experience

The room I stayed in was compact but thoughtfully arranged — exactly what you’d expect in a historic Venetian building where every square meter counts. The furnishings felt authentic without being stuffy, and the windows actually opened to let in that distinctive Venice air (you know, that mix of sea breeze and ancient stone). I mean, you’re not getting a massive suite here, but everything you need is there, and the bed was surprisingly comfortable after long days of wandering the canals.

Daily Life at the Property

What I appreciated most was how the staff seemed to genuinely know the neighborhood — they’d casually mention which bridges to take to avoid crowds, or suggest the best times to visit nearby attractions. The building itself has that worn-in charm that comes from centuries of hosting travelers, with narrow hallways and stairs that creak just enough to remind you where you are. There’s something almost intimate about staying in a place this size, where you start recognizing other guests and everyone’s sort of figuring out Venice together.

Look, if you want to be in the absolute center of Venice without paying five-star prices, this place delivers exactly that. You’re trading some amenities for location, but that trade-off works brilliantly if you plan to spend most of your time exploring rather than lounging around the hotel. The 8.4 rating reflects what I experienced — solid, reliable, and positioned so perfectly that you can pop back for a quick rest between morning sightseeing and evening wandering. Plus, there’s something special about falling asleep to the distant sounds of the city and waking up knowing you’re already exactly where you want to be.

  Great location. Well equipped. Friendly welcome. Comfortable bed. Although there were a few issues, we still really enjoyed our stay
  
  What could be improved: Cobwebs. Floor a bit gritty. We thought there was a fairly strong mouldy smell, which meant leaving windows open. This resulted in lots of mosquitos.

  Good location, taking water taxi to the train station required only one small bridge to climb, the interior looked amazing and cozy, the kitchen was well equipped with multiple utensils and pans, and the fridge was working well, and the owner was extremely helpful and her replies were extremely accurate & helpful and straight to the point, she also shares her point of view on multiple questions asked and I found it very helpful.
  
  What could be improved: The exterior of the house looks rundown and scary. Aircon fitted in the living room and No Aircon inside the bedroom hence require a fan to draw cold air into the room rendering room door not able to close.

  Excellent location close to restaurants and shops. Spacious apartment which had everything we needed to be able to make our own breakfast.
  
  What could be improved: Apartment would benefit from some updating, particularly the bathroom, and an alternative place to store the extra bedding rather than the wardrobe otherwise there’s nowhere to hang clothes

  The house is great, cosy and quiet but close to train station, very easy to reach. Very comfortable and good to rest for a few days in Venice.

  It is a spacious ground floor apartment, walking distance to all tourist area, but located in the quiet part of san marco.

  Location was nice and central and a short walk from S. Samuele. Easy to find following your instructions.
  Having complementary WiFi help a lot finding our way to and from tourist locations.
  The place have everything we needed for our stay, enough space and very clean.
  
  What could be improved: Nothing, the fact that we got lost in the dark was our fault :-). For future travelers, if you don't have Data Roaming, make screenshots for the steps to get back from central places like St Mark Square and Rialto bridge to follow in the dark, while you have the free WiFi in the place
