Tucked away on Calle Cappello in that quieter corner of Venice, right off the beaten path from the Grand Canal madness, it’s on the third floor of this unassuming old building (piano 3, as they say here, which means lugging your bags up a couple flights of those narrow, creaky stairs – honestly, pack light if you’re not a fan of cardio). I arrived late afternoon during shoulder season in October, when the summer crowds have thinned out but the air still has that crisp, salty tang from the nearby canals. Check-in was a breeze, actually – they send you a code for the door ahead of time, no fussing with a front desk, which felt refreshingly independent after dealing with hotel lobbies elsewhere in Italy. Stepping inside, though, was like a total shift: the place is all sleek, modern vibes with clean lines, plush bedding that smells faintly of fresh linen, and these big windows letting in that golden Venetian light. It’s not huge, but it’s got this cozy, boutique feel – think minimalist kitchenette where I whipped up espresso each morning, listening to the distant hum of vaporettos on the water.
What really sold me on it, though, was how it lets you live like a local without sacrificing comfort. Santa Croce isn’t the flashy tourist hub like San Marco – it’s more residential, with spots like the nearby Campo San Giacomo dell’Orio where Venetians actually hang out, grabbing gelato or chatting under the trees (pro tip: wander over there in the evening for some authentic people-watching, and skip the overpriced spots by Rialto). The apartment’s just a short walk from Piazzale Roma if you’re coming in by bus or train, which made getting around a dream – no dragging suitcases over a dozen bridges. Inside, everything’s thoughtfully kitted out: fast Wi-Fi that didn’t glitch once (a godsend for remote work), a rainfall shower that felt luxurious after a day of exploring, and even air conditioning that kept things cool during those unexpectedly warm afternoons. Oh, and the views – from up there, you catch glimpses of rooftops and the occasional church bell tolling, which adds this romantic, almost cinematic layer. Noise-wise, it’s pretty peaceful at night, though you might hear the odd boat horn or footsteps on the calle below if you’re a light sleeper (earplugs helped me, but it’s Venice, so that’s part of the charm, right?). I mean, it’s rated 9.4 for a reason – four-star quality without the stuffy hotel pretense.
All in all, if you’re after a slice of real Venice – the kind where you can duck into a bacaro on Rio Terà San Leonardo for cicchetti and not feel like just another tourist – this place is gold. It’s not perfect; those stairs can be a hassle with heavy luggage, and parking’s nonexistent unless you leave your car at Piazzale Roma (which is doable but costs a bit). But honestly, for the price and that modern edge in such a historic spot, I’d book it again in a heartbeat. Go in the off-season if you can – quieter streets, fewer lines at the vaporetto stops, and you get to savor the misty mornings over coffee on your own little balcony. Trust me, it’s the kind of stay that makes you feel like you’ve unlocked a secret side of the city.

Staying here was just fabulous. Quiet at night, close to the train station and just 20 mins walk meandering through the streets to St Marks Sq. The apartment has everything you need. A perfect find for our first visit to Venice

Easy access to train station 6min walk

Quiet location, yet within walking distance to everything. Nicola is very friendly and accommodating. He met us for check in, helped us with our luggage, explained everything about the apartment and gave us recommendations for the city. The apartment is spacious, spotless and equipped with everything you might need for a comfortable stay.

The host was superb, so was the stay! Everything in the apartment was spotless and well prepared for, and he came personally to explain everything about the apartment, helped us with our luggage and told us how to get around the city and what to look out for. There's a/c in the apartment and it was really nice to sleep at night since it's scorching hot outside.
