  Check in was very easy, the host uses What's app and we communicated throughout. She met us at the apartment with her husband to go over everything and give us the keys. The apartment is located in a nice quiet section of Venice. A fresh market, butcher, shop and grocery store are all right down the street – very convenient. It is roughly a 15-20 minute walk to all the main sites (Rialto bridge and St. Mark's Square). Line 12 (boats that go to the islands) is a 5 minute walk from the apartment. The restaurants in the area were very good and priced very well. We were able to get $2 Euro bottle of wine at the grocery store. Dinner specials included $9.90 Euro for drink and food. The beds were very comfortable, not too soft. The A.C. worked great. You have a balcony overlooking a canal – all the windows open. There is a washing machine to do laundry if needed. The kitchen has everything you need (full kitchen, cant' remember if there is an oven or just stove top). The apartment is extremely clean, I walked bare foot throughout and nothing on my feet.
  
  What could be improved: No complaints. I will make you aware the apartment is up a flight of stairs – this is common in Venice and most of Italy. There is no lift, so if you struggle to carry bags be aware (we had no issue). The bathroom shower and toilet is tight if you are larger. Shower is likely 2 feet by 2 feet (again no issue for us). Overall this stay was great. The host was fantastic and easy, the location was perfect to avoid all the crowds of people at St. Marks Square but close enough to easily walk. The apartment was very clean!

  The location is pretty great. Close to useful water bus stations, but also away from the crowd chaos. Everything worked and was clean inside the apartment. Highly recommended.

  I can't say enough good things about this property. It was even nicer than it looked in the photos. Veronica met us on arrival to show us around and was helpful and responsive throughout our stay. The apartment was completely comfortable, clean, spacious, and had everything we needed. Separate A/C control in each bedroom was ideal for us. The washing machine was a big plus. We had a small issue with it since we were unfamiliar with the settings, but Veronica helped resolve that in good time. The canal view was lovely, and the area was quiet except for a few folks on boats in the evenings. A COOP grocery store is right around the corner, there are many dining options nearby, and Ca D'Oro and F.te Nove water bus stops are a short walk away. You could walk pretty much anywhere else if you wanted, but we found it worthwhile to have ACTV passes and make frequent use of the vaporetto, especially since it was hot. Do not hesitate to book here!
  
  What could be improved: As other guests have mentioned, there is minimal leg room in front of the toilet. That is literally the only negative I can come up with.

  Perfect location. Really spacious and on a quiet canal. It was exactly as the photos show. There was a small fruit/vegetable vendor nearby where we picked up provisions. We had a fantastic time and the hosts were gracious and responsive.

  Clean and quiet. I like the soundproof windows and shutters to keep out the light. Definitely great sleep. Very lofty pillow, too! The A/C works very well in the hot summer!

  Wonderfully located quiet apartment with great canal view. Really well equipped and comfortable. Great bed, shower, couches, kitchen. Veronica who let us in and gave us information was a wonderful hostess. We’d definitely want to stay here again next trip to Venice!

  Our flight arrived after check in time slot. We were provided excellent instructions on how to find the property. The apartment is of an older style but has everything you needed to make your stay enjoyable. The apartment was clean and very spacious. It has a great little balcony, just enough for two chairs to sit out and enjoy the gondola's going by, so nice. There are also great laundry facilities which were great to have after travelling for a few weeks around Europe.
