San Marco 1692 in the heart of @Venice Overview
First Impressions
Walking down the narrow Frezzeria street in San Marco, you’ll stumble upon San Marco 1692 in the heart of @Venice — and honestly, the name pretty much tells you everything you need to know about its location. This three-star property sits right where you want to be in Venice, tucked into one of those charming side streets that locals actually use. The building itself has that weathered Venetian charm you’re hoping for, without trying too hard to be something it’s not.
The Heart of Venice
I mean, when couples rate the location 9.5 out of 10, you know something’s working. You’re literally steps from St. Mark’s Square — I’m talking a two-minute walk — but far enough away that you won’t hear the crowds at night. The Frezzeria is one of those streets that connects the main tourist areas, so you’ll find yourself walking past the hotel entrance multiple times during your stay. What I love about this spot is that you can duck into authentic bacari (those little wine bars locals frequent) or grab morning coffee from places that aren’t tourist traps.
The Room Experience
The rooms here are what you’d expect from a well-run three-star in Venice — compact but thoughtfully designed. Don’t expect sprawling spaces; this is Venice, after all, where every square meter costs a fortune. What you will get is a clean, comfortable room with decent Wi-Fi and air conditioning that actually works (trust me, this matters in summer). The windows open onto either the street or small courtyards, and there’s something genuinely romantic about hearing the echo of footsteps on stone late at night.
Getting Around
Here’s what’s actually useful to know — you’re about a seven-minute walk to the Rialto Bridge, and the vaporetto stops at San Marco Vallaresso and San Zaccaria are both easily reachable. If you’re arriving by water taxi from the airport, you can get dropped practically at the door, which saves you from dragging luggage over multiple bridges. The staff knows the neighborhood inside out, so they’ll point you toward the less obvious routes to avoid the worst crowds during peak hours.
Why Guests Love It
Look, this is a well-appointed hotel with comfortable bathrooms and attentive staff, but it delivers exactly what most people want from a Venice stay. You’re sleeping in the heart of one of the world’s most beautiful cities, you can walk to everything that matters, and you’re not paying San Marco palace prices. The 8.4 rating reflects what I experienced — solid service, great location, and that satisfying feeling that you’re staying somewhere authentic rather than in some generic hotel chain. For couples especially, there’s something perfect about having St. Mark’s Square as your backyard while still being able to retreat to a quiet street when you need a break from the crowds.
Venice’s apartments welcome families with vaporetto passes, kitchenettes for market hauls, and bridges leading to Lido playgrounds.

Location was perfect for winter low season. For us, it would be too busy during the summer.
What could be improved: Some kitchen supplies were limited – only 2 forks and one wine glass. other supplies were adequate.Tetiana from Ukraine – 16 October 2024 (7/10)
Venice is much smaller in real life, so when we arrived, it appeared we were a 3-minute walk from San Marco Square. The house is surrounded by canals, and you will get a real old-style Venice experience. There is a well-equipped kitchen and a mini market nearby with everything needed. The owner had a great check-in system with an exceptional team waiting for you and explaining everything; this was very sweet.
What could be improved: The apartment looked bigger in the photo, so if you like a spacious place, this option is not for you. The stairs are very steep and in the form of a spiral, so sometimes I get dizzy when walking down. But then again, the full Venice experience.Kayahan-curtis from Australia – 6 October 2024 (7/10)
The location of the apartment is amazing, it is located 4 minutes walk from the San Marco Pier drop off. The property is very spacious, with a big kitchen, bathroom and bedroom. The hosts let us check in early.
What could be improved: The property specifies in the extra details at the bottom of the page about the flights and stairs which we didn't see. It was difficult to move all the bags to the top level of the apartment (we are a young couple). We are also waiting for our 150 Euro deposit to be refunded. The rubbish is required for the person staying to take out and find a designated rubbish bin.Keith from United Kingdom – 30 September 2024 (9/10)
Situation is perfect ,really felt part of the city
What could be improved: Nothing. Slight problem with temperature of hot water for shower ,too hot for us and it did not adjust, but not a complaint at allNgoc from Australia – 30 August 2024 (8/10)
Great location
Spacious
Good amenities
Great food recommendations from the host
What could be improved: No lift so it was difficult to get luggage up and down the stairs
Hot water heater didn’t work properly so the shower wasn’t pleasantGrace from United Kingdom – 15 June 2024 (8/10)
Great location!
What could be improved: Some issues getting hot water in the showerKaren from United Kingdom – 3 June 2024 (9/10)
The location was fabulous, a couple of minutes away from St Marks Square, really close to the water bus docks, we took the Alilaguna from the airport to San Marco and it was a very short walk to the apartment. Great atmosphere in the street outside, right in the centre of shops and restaurants, but not too noisy, loved it. The apartment was really well equipped and very comfortable for a short stay. Comfortable bed. Felt very at home there.
Excellent checking in process, very helpful, lovely host. It’s very close, about a minute away, from a luggage storage facility too which was ideal for us as we arrived on an early flight.
What could be improved: The apartment is right at the top of the building with lots of very steep stairs. My daughter and I are both fit and active so it was just about ok but wouldn’t suit everyone. The shower was virtually unusable, either scalding or freezing, a boiler issue I think. Tried everything but nothing worked, if we were doing something wrong then instructions would have been useful.
The rubbish bin system was also a bit stressful, refuse collectors were supposed to buzz the door each morning, this did not seem to happen the 3 days we were there. We had to find local bins to put our rubbish in, luckily we didn’t make much, but for the price and the included cleaning charge, it would be nice to not worry about the bins.Angela from Canada – 29 May 2024 (9/10)
The flat had everything we needed and was thoughtfully appointed. The location is excellent – very close to the main attractions. You can walk from the train station (if you can manage your luggage). And yet, at night with the window shutters closed it is very quiet and private. Plus we discovered a sliding door that closes off the kitchen so we couldn’t even hear the fridge.
What could be improved: Getting a handle on the hot water for the shower was tricky. We had to run the kitchen AND bathroom tap plus the shower to create enough demand for hot water in the shower. Not a dealbreaker, just tricky.Thomas from United States – 20 May 2024 (8/10)
Great location.
What could be improved: The lights in the common stairway were out during the entire stay, which does not help especially if the apartment is on the top floor. This could have caused accidents. Some lights over the bathroom vanity were out as well.Fabrice from Denmark – 4 January 2024 (9/10)
Great location ! Very nice and clean appartment.
What could be improved: During shower, the water was changing from hot to cold often and we needed to re adujust the temperature many times.
We were there in winter and it was a bit cold in the kitchen and we could not change the temperature in the house.
