You’re literally a few minutes’ walk from the Rialto Bridge, but more importantly, you’re surrounded by authentic bacari (those little wine bars) and family-run restaurants that haven’t been completely overrun yet. The Frari church is practically next door, and I mean that — it’s one of Venice’s most impressive but somehow less crowded attractions. Plus, you can actually navigate the streets around here without getting completely lost in the maze.

The rooms aren’t huge — this is Venice, after all — but they’re thoughtfully designed with enough space to actually unpack your suitcase. The bathrooms are modern and functional, though if you’re expecting a spa-like experience, you might want to adjust expectations. One thing that makes this location brilliant is the proximity to the San Tomà vaporetto stop — it’s literally named after the area, so you know you’re in the right spot. From here, you can easily hop over to Dorsoduro to see the Peggy Guggenheim Collection, or catch a boat to San Marco without the hassle of walking through the most congested parts of the city. The water taxi access is decent too, though honestly, the vaporetto is usually your best bet for getting around efficiently.

  Beautiful, cozy little room! The bed was comfortable, there were all sorts of little touches that made the stay even easier- plenty of towels, snacks to welcome us, etc. Very centrally located, with a vaporetto stop around the corner, great cafes and restaurants close by. Will definitely book again!

  Correspondence with owner was great as was the directions to the building. Everything was neat and clean, and it located down a short lane making it very quiet. Easily accessed from the Vaporetto. A supermarket and a very nice cafe were located close by

  Small clean room but well looked after in a good location. Short walk through canals and next to San Toma water ferry service. Few stairs to get up not too bad.
  
  What could be improved: It shocked me that the air con was disconnected. Only connected from July onwards in summer, it was hot when we stayed in Venice in zJune…. Should be part of the cost of staying.

  Location to the River buses and generally within the heart of Venice. The room was fabulously prepared with additional snacks, condiments and coffee and tea making facilities. It also had excellent air conditioning which was needed at times due to the fantastic weather.
  
  What could be improved: Not a lot, possibly a slightly later departure time of say, 11:00 as we ended up walking around Venice with suitcases until our flight late afternoon.
